Responsibilities

  • Pro-Forma & Financial Oversight: Collaborate with Project Manager to review monthly project pro-formas, recommend necessary adjustments, and assess General Contractor and Subcontractor change orders, ensuring alignment with financial goals.
  • Schedule & Design Coordination: Maintain project schedules for design, permits, approvals, construction, sales/leasing, and marketing. Oversee the Design Team from Schematic Design to Contract Administration, including value engineering and timely RFI/Submittal responses.
  • Inspection & Permit Management: Coordinate inspections with contractors, authorities, and consultants while managing permitting processes to keep projects compliant and on schedule. Monitor site activities daily, addressing concerns to meet delivery deadlines.
  • Stakeholder & Relationship Management: Build and maintain strong relationships with tenants, buyers, design consultants, government officials, contractors, and lenders. Oversee tenant/buyer coordination, ensuring seamless site visits, drawing reviews, permitting, and project completion.
  • Punch List & Warranty Oversight: Collaborate with contractors and Resident/Tenant Services to address punch lists and warranty issues for tenant spaces, residential units, and common areas. Ensure quality completion and satisfaction.


Qualifications

  • Bachelor's degree in Engineering, Real Estate Development, Construction Management, or a related field (REQUIRED).
  • Minimum 4 years of project management experience with 2 years in a leadership role (REQUIRED).
  • Experience managing luxury condo projects worth $50 million+ (REQUIRED).
  • Bilingual in English and Spanish (REQUIRED).
  • Proven problem-solving skills, resourcefulness, and the ability to manage full project lifecycles within budget and timelines.
  • Familiarity with project management tools, methodologies, and best practices.
  • PMP certification (PREFERRED).
