General Summary of Job
The Project Superintendent provides the knowledge, skills and experience required to manage daily supervision and direction of subcontractors for the day-to-day field operations for RPM’s Construction projects. The Project Superintendent is responsible and accountable for all aspects of their project including adhering to drawings, specification, jobsite safety and RPM quality standards. As the field representative for RPM, Project Superintendent will be responsible for building relationships with local building officials. Project Superintendent will work closely with their respective Project Executive/Project Manager to ensure projects are built on time and on budget.
Accountabilities/Functions
- Establish a thorough knowledge of the plans and specifications for the assigned project.
- Review and intimately understand the scopes of work for each subcontractor who will be performing work on the project.
- Maintain log of RFI’s and Submittals. Coordinate same for timely responses from consultant team (arch/engineers) and subcontractors. Work with PM/PX as needed.
- Managing the day-to-day field activities to ensure that project milestone dates and the overall schedule dates are achieved.
- Walk job site daily, preforming inspections of all work completed. Actively work with subcontractor and architect to solve field issues as they arise.
- Create a 2-4 week look ahead schedule and distribute to subcontractors to ensure regular communication on project timing/schedule, supply and labor needs to ensure project remains on schedule.
- Participate in required pre-construction start up meetings with engineers, green consultants, subcontractors and housing agencies as may be required.
- Manage and coordinate all work to ensure that it is constructed in an orderly and deliberate manner that is consistent with the contract documents.
- Track and ensure proper staffing by all trades.
- Weekly Job Meetings shall be held to review schedule and safety needs.
- Work with RPM Safety Coordinator to ensure all subcontractors meet required RPM and OSHA safety standards. Monitor jobsite daily to ensure project cleanliness and adherence to safety requirements.
- Verify that all work is installed in a workmanlike manner (i.e., plumb, level, straight, etc.).
- Be able to interpret, understand and field verify all shop drawings and submittals to include but not limited too – Steel anchor bolt/ plate locations, field framing layouts and issue resolution on closing the bldg. dimensions, correct floor to floor elevations, utility coordination locations for all MEP’s and site utilities, Exterior façade and waterproofing details, approved UL assemblies , etc.
- Track all Import and Export trucking tickets and confirm CY quantities not to exceed purchase order totals.
- Schedule and obtain inspections ensuring that RPM standards of work are met, Code compliant and fully documented.
- Coordinate and conduct regular project status meetings on site with the owner, architects, Housing Authorities and lending Agencies.
- Administer contracts, subcontracts, purchase orders and other agreements to ensure the scope of work, terms and conditions are consistently and proactively being met.
- Manage the punch out and projected close out process to assure timely completion.
- Maintain and manage daily field reports, photographs of site, schedule updates and e-mail correspondence. To the extent possible all Visitors and Deliveries should also be tracked and entered.
- Report all areas of concerns that affect costs or could result in a PCO’s to the PM and Project Executive team immediately as the job progresses.
Knowledge /Skills Required
- The Superintendent must be very organized, professionally and technically competent and analytical, as well as highly motivated and goal oriented individual.
- Proficient in Microsoft Office Suite or related software.
- Thorough understanding of contracts, plans, specifications, and regulations.
- Ability to remain flexible and efficient in a fast-paced environment.
- Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
- Ability to effectively multitask while analyzing and solving problems.
- Thorough understanding of engineering, architectural, and other construction drawings.
- Ability to work collaboratively with other RPM team members and departments.
Education / Years of Experience
- A minimum of five (5) years’ superintendent experience building multifamily housing.
- Wood frame experience required.
- Podium (both concrete and steel) experience desired.
- New construction experience required.
- Able to coordinate work between various trade disciplines.
- Generate master and look ahead schedules.
- OSHA 10 and/or 30 hour training preferred.
Physical Requirements
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Must be able to lift up to 50 pounds at a time.
- Exposure to characteristic construction site dangers.
- Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.
Supervisory Responsibilities:
Supervises each staff member, contractor, and subcontractor to ensure that work meets quality standards and adheres to project requirements.
