RETS Associate on behalf of our client, a privately held and fully integrated real estate firm, is seeking a Retail Acquisitions Analyst/Associate in Irvine, CA. This position reports to the VP of Acquisitions and is responsible for underwriting new acquisitions and development opportunities in Southern California and nationally. The Analyst will primarily work on Retail investments including shopping centers and single-tenant net-lease acquisitions/development, however will be exposed and learn Multifamily as needed.


Responsibilities:

  • Screen potential joint venture and direct investments in potential ground-up or existing assets to determine fit with Company's investment objectives and guidelines. Research and recommend opportunities to pursue.
  • Prepare financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods using Excel.
  • Perform market research for capital market conditions, submarkets and properties. Based on the research, recommend and implement assumptions for models as well as prepare periodic presentations.
  • Generate investment memoranda for deal pipeline meetings and investment committee.
  • Coordinate due diligence and closing process including third party reports, property level information and debt financing.
  • Sporadic market and property visits nationwide.
  • Communicate with real estate brokers to receive offering summaries and schedule property tours.


QUALIFICATIONS:

  • BA/BS degree in Business, Finance, Real Estate, Economics, Accounting, or related
  • 1-4 years of real estate analysis / underwriting / valuation experience in Excel.
  • Ability to underwrite a broad range of retail assets, as well as development projects.
  • Self-motivated, strong organizational and multi-tasking skills and attention to detail.
  • Ability to succeed in an entrepreneurial and small, dynamic team environment.
