We seek a Corporate Director of Purchasing. This role reports to Woodside Homes’ SVP of Operations & Strategy and will support the development and execution of supply chain strategies, procurement strategies, and national vendor relationships to drive cost savings and best-in-class quality systems execution. Additionally, this role's clear focus will be creating systems, processes, training, and development that support business growth and performance through best-in-class purchasing expertise.


The Corporate Director of Purchasing will take a role in influencing the culture of the organization to reflect a continuous improvement mindset. Through the implementation and use of Value Engineering, Lean, financial, and project management tools, the Director will be responsible for supporting a process-driven organization that utilizes strong process management, industry-proven purchasing management techniques, and national vendor programs to promote Woodside’s philosophy of “Trade Partnership Above Industry Norms.”

GENERAL DUTIES AND RESPONSIBILITIES:

· Planning:

o Assist with developing Key Performance Indicators (KPI’s) for ongoing monitoring of and achievement of supply chain and national vendor rebate performance consistent with the annual business plan.

o Implement procurement strategies to meet organizational growth, improve efficiency, and reduce costs.

o Take a leadership role in improving the knowledge and understanding of purchasing practices and skillset training of division operations personnel.


· Financial:

o Run reports, monitor KPI's, and recommend improvement initiatives to management, such as DCC/sq ft.

o Monitor customer service feedback and recommend process improvements to influence cost savings, improve product quality upstream, etc.


· Operational:

o Work with the SHRH Purchasing Committee to develop material supply agreements that support divisional trade partners and operation teams to reduce construction cycle time, deliver the best combination of cost and value, and maximize the total rebate revenue for the organization.

o Develop cross-market purchasing training and development systems to execute purchasing strategies and improve the overall knowledge and skillset of the purchasing organization.

o Assist with field operations reviews including quality, safety, and job site management.

o Assist with Product Development by reviewing current material performance in the field and providing feedback to the product development team.

Assist divisional teams with a geographic planned production system to improve resource utilization of trade partner crews and reduce cycle time.


KNOWLEDGE, EDUCATION AND EXPERIENCE:

· Bachelor’s degree in Supply Chain Management, Construction Management, or related field, or equivalent experience in a combination of Purchasing and Construction Management roles overseeing multiple projects.

· 10 or more years of progressive project responsibility on large complex projects.

· Extensive experience in/exposure to trade partner and supply chain management.

· Extensive knowledge of residential construction material procurement practices.

· Strong relationships with national construction material suppliers, distributors, and OEM companies.

· Strong interpersonal skills including the ability to effectively motivate and influence others.

· Proven skills for developing teamwork and collaboration.

· Ability to explain and interpret municipal and building codes, and related regulatory requirements.

· Ability and willingness to travel frequently, up to 70% travel.

· Proficiency with MS Office, including Excel, Word, and PowerPoint.

· Proficiency with Visio - Proven ability to map processes.

· Experience with BuildPro and JD Edwards One World a plus.

· Experience with energy code requirements and certifications (LEED, Energy Star, Zero Energy Ready, and Zero Energy Home) is preferred.

· Strong leadership skills.

· Excellent communication skills.

· Excellent training and development skills, specifically focused on the homebuilding purchasing skillset.
