Property Manager

Location: Manitowoc, Wisconsin (after a training/probationary period, the position can go hybrid/remote)


Salary: $55k - $65k plus discretionary bonus (could be negotiable, depending on experience)


No health insurance currently, but will provide a monthly stipend to help offset that expense, if needed, until those benefits are provided (in process)


Position:

Property Manager

  • No prior Property Management experience required. 2+ years’ experience as property manager, preferred, but will train
  • Based in Manitowoc, WI (or willing to relocate)
  • Responsible for 2 town home community properties


Tenant Relations:

  • Address tenant inquiries, concerns, and complaints.
  • Ensure positive and respectful interactions between tenants.
  • Enforce park rules and regulations.


Leasing and Renting:

  • Advertise and market vacant lots or homes for rent.
  • Screen potential tenants and process rental applications.
  • Execute lease agreements and collect rent payments.


Maintenance Oversight:

  • Schedule and supervise maintenance and repair tasks.
  • Ensure common areas are well-maintained.
  • Respond promptly to maintenance requests from tenants.


Financial Management:

  • Maintain accurate records of financial transactions
  • Send bills to AP team & make sure all bills are paid


Inspections and Compliance:

  • Conduct regular inspections of the park's infrastructure.
  • Ensure compliance with local and state regulations.
  • Address any violations promptly.


Community Engagement:

  • Organize community events and activities.
  • Foster a sense of community among residents.
  • Encourage participation in park-related initiatives.


Documentation and Reporting:

  • Keep accurate records of all transactions and communications.
  • Generate reports for property owners or management.
  • Document and report any incidents or disputes.


Marketing and Promotion:

  • Develop and implement marketing strategies for the park.
  • Attract new tenants through advertising and promotions.
  • Maintain an online presence and engage with potential tenants.
