Senior Manager, Land Acquisition

Job Summary:

The Senior Manager, Land Acquisition & Property Management will support company growth and development by identifying, assessing, and securing prime locations for new and existing retail sales yards across Texas, Oklahoma, Louisiana, and Arkansas. This role will be responsible for scouting properties, performing financial analysis, and negotiating leasing and/or purchase agreements. In addition, the role will administer and maintain the company’s Geographic Information System (GIS), internally referred to as the Location Planning Dashboard.


Duties/Responsibilities:

· Scout potential locations and analyze property feasibility.

· Present multiple options for each new retail sales yard location (including details on size, location, landowner, zoning, traffic, population, competitors, dealers, product availability, and other data), ranking each option, and providing recommendations to management.

· Negotiate terms for the acquisition or leasing of properties with the landowners, attorneys, or brokers, closely adhering to the company’s standard lease and/or purchase agreements.

· Reviews survey and title issues to determine any potential risks.

· Oversee and manage all retail sales yard development, including zoning, permitting, planning, and construction.

· Prepare land acquisition reports and analytics for corporate and/or board approval.

· Oversee and manage all property leases, including renewals, landlord interactions, and other property matters.

· Oversee and manage all property taxes, including negotiations with city and/or county assessors.

· Other duties as assigned.

Reports To Chief Financial Officer FLSA Status Exempt

· Ability to exercise initiative and achieve objectives with minimal supervision.

· Detail-oriented problem-solver capable of handling complex situations.


Education and Experience:

· Minimum of five (5) years’ experience in real estate or land development, with a particular focus on rural and semi-rural locations.

· High school diploma or equivalent required; degree in real estate, business, accounting, finance, or similar field preferred.

· Deep sales, negotiating, and real estate experience.


Supervisory Responsibilities:

· None.


Physical Requirements:

· Employees in this position are required to be able to hear and have vision sufficient to utilize all office equipment.

· Use of hands and fingers is required to utilize standard office equipment.

· Use of feet and legs required to walk, climb and maneuver within property sites.

· Requires occasional lifting up to 15 pounds.

· Prolonged periods of sitting, either while driving or at a desk and working on a computer.
