Job Description:

The Manager of Construction and Facilities will be responsible for contributing to the Client’s success by providing construction expertise and oversight to our Franchisees that ensure new stores and relocations are completed in accordance with the Client’s requirements and on time.

Supervisory Responsibilities:

· Recruits, interviews, hires, and trains individual contributor staff in the department.

· Oversees the daily workflow of the department.

· Provides constructive and timely performance evaluations.

· Handles discipline and termination of team members in accordance with company policy.

Essential Functions / Major Responsibilities:

· Work with our franchisees on the design and construction phases of the store opening lifecycle.

· Regularly communicate with and assist franchisees to keep projects on schedule through sharing expertise, offering alternative solutions, and coaching them on the construction process. You will be the expert and coach for the franchisee during the store construction process.

· Responsible to manage and complete new company owned stores construction when assigned. This includes managing the entire aspect of the construction process from feasibility, planning, design, permitting, zoning, contactor selection, and project management and closeout.

· Develop and manage vendor relationships for all the key partners in the development cycle including KES, Image Products, Signage Vendors, Architects, Contractors, and others. Set up plug and play programs for franchisees to order and secure everything they need to open a store.

· Manage construction progress and scheduling of all project-related work. Total project responsibility to ensure Landlord’s work, utilities, contractors, vendors, and inspectors are on schedule and per plans.

· Provide on-site project quality control through weekly vendor meetings and routine job inspections.

· Provide oversight of landlord required work and possession of leased premises to begin tenant improvements.

· Work closely with real estate and design teams to provide necessary input during site selection and feasibility project phase.

· Provide value engineering and creative support to project team to ensure project financial targets are met.

· Assist with collecting and providing lease required documents to collect Tenant Improvement Allowances.

· Manage overall project close out and turnover to operations for all new and renovation projects.

· Provide support and assistance to Operations team to maintain facilities in good repair, including oversight of preventative maintenance programs.

Required Skills / Abilities / Competencies:

· In depth knowledge of all facets of retail construction, QSR experienced, preferred.

Education and Experience:

· A Bachelor’s degree in Construction Management, Engineering, Architectural, or related degree, preferred.

· A minimum of five (5) years’ experience working in a construction-based role. Franchise restaurant experience preferred.

· Experience working directly with real estate and design team members.

· Scheduling, estimating, budgeting, and procurement experience.

· Intermediate to advanced experience with MS Office (Word, Outlook, PowerPoint, Excel).

· Ability to travel 50% of the time on projects outside of office area.

Work Environment:

· This position currently follows a hybrid work schedule, with two days per week designated for remote work and three days in-office. Must be able to commute to our office location for on-site work as required. This hybrid schedule is subject to change.

· The environment requires the team member to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions.

· Requires working under stressful conditions or working irregular hours.

· May be requested to work weekends for special events.

· Must be able to work safely in a noisy area.

· Requires maintenance of an office space. When not travelling to stores, work is conducted remotely with frequent video conferences.

Physical Requirements:

· Must be physically able to audit/inspect store sites including walking properties, bending, stretching, squatting, and kneeling.

· Must be able to lift up-to 25 pounds at a time.

· Prolonged periods sitting at a desk and working on a computer.

Travel Required:

· Travel throughout the region (50%), working extended days (10-12 hours).

· Must be able to travel via air and drive a vehicle for extended periods of time.
