Job Summary:

The Commercial Construction Estimator is responsible for preparing accurate and comprehensive cost estimates for commercial construction projects. This role involves analyzing project specifications, drawings, and other documents to accurately determine the total cost of a project, including materials, labor, equipment, and subcontractors. The estimator will work closely with project managers, architects, engineers, and subcontractors to ensure that all estimates are accurate and competitive.



Key Responsibilities:

  • Project Analysis: Review and analyze project plans, specifications, and other documents to understand the scope and requirements of the project.
  • Cost Estimation: Prepare detailed cost estimates for materials, labor, equipment, and subcontractors. Ensure that all estimates are accurate, complete, and competitive.
  • Bid Preparation: Compile and prepare bid proposals, including all necessary documentation and cost breakdowns. Ensure that bids are submitted on time and in compliance with all requirements.
  • Vendor and Subcontractor Coordination: Solicit and review bids from vendors and subcontractors. Evaluate and select the most cost-effective and qualified vendors and subcontractors.
  • Quantity Takeoffs: Perform accurate quantity takeoffs for all materials and labor required for the project.
  • Budget Management: Assist project managers in developing and managing project budgets. Monitor project costs and provide regular updates and reports.
  • Value Engineering: Identify and recommend cost-saving measures and value engineering options to enhance project profitability.
  • Risk Assessment: Identify potential risks and uncertainties in project estimates and develop strategies to mitigate them.
  • Documentation: Maintain comprehensive and organized records of all estimates, bids, and related documentation.
  • Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to ensure that all estimates are aligned with project goals and requirements.
  • Market Research: Stay up-to-date with industry trends, market conditions, and material costs. Adjust estimates accordingly to remain competitive.



Qualifications:

  • Education: Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
  • Experience: Minimum of 3-4 years of experience in construction estimating, preferably in commercial construction.
  • Technical Skills: Proficiency in estimating software (e.g., Bluebeam, PlanSwift, ProEst), Microsoft Office Suite, and project management software.
  • Analytical Skills: Strong analytical and mathematical skills with the ability to perform detailed and accurate cost calculations.
  • Communication Skills: Excellent written and verbal communication skills. Ability to clearly present and explain cost estimates and bid proposals.
  • Attention to Detail: High level of attention to detail and accuracy in all work.
  • Time Management: Strong organizational and time management skills with the ability to manage multiple projects and deadlines simultaneously.
  • Problem-Solving: Ability to identify and resolve issues and discrepancies in project estimates and bids.
  • Team Player: Ability to work effectively both independently and as part of a team.



Work Environment:

  • Office Environment: The estimator will primarily work in an office environment but may need to visit job sites for meetings and inspections.
  • Travel: Occasional travel may be required to visit job sites, meet with clients, or attend industry events.



Physical Requirements:

  • Sitting: Prolonged periods of sitting at a desk and working on a computer.
  • Site Visits: Ability to walk and navigate construction sites as needed.
