The Senior Facilities Technician is responsible for performing and documenting the required maintenance and monitoring of the facility, systems, and equipment. The required duties include execution of Preventive / Corrective / General / Emergency Maintenance on the facility’s mechanical systems and equipment, installation of new equipment, general plumbing, electrical and carpentry work, operation of the facility’s systems, including HVAC, environmental monitoring and BMS systems, and other duties as assigned. The position is required to perform the listed duties to minimize equipment downtime, support projects, and ensure that the needs of internal and external customers are met. The objective of this position is to ensure the facility is maintained in a state of maximum uptime and reliability to provide a safe, clean and efficient environment.

Essential Functions And Responsibilities

Perform all assigned maintenance and work on equipment. Document all work as performed according to Good Manufacturing Practices (cGMP), Good Documentation Practices (GDP), and Company SOP’s. Provide ongoing insight to Supervisors where SOP’s and policies need to be updated.

Monitor and respond specific to equipment, environmental monitoring, and related Facility Alarms as per site SOPs

Troubleshoot all problems as they occur on all equipment including but not limited to HVAC systems, Incubators, Cold Rooms/Freezers, and other equipment in the Manufacturing and office areas. The individual must be fully knowledgeable and understand all aspects of equipment operation.

Install, monitor, maintain and repair heating, ventilation, and cooling units. Diagnose and repair electronic, mechanical, and electrical components of these systems.

Perform all duties in accordance with all applicable safety regulations. Monitor overall job environmental, health and safety aspects and understands the risks and liabilities associated with various facilities maintenance and repair activities. Must be able to recognize hazard conditions, take appropriate workplace safety measures and wear appropriate personal protective equipment to suit work environment.

Maintain full knowledge of the environmental monitoring system as required for monitoring equipment and troubleshooting issues as they relate to equipment and the facility Systems.

Maintain proper stock, parts, tools, and safety equipment.

Review contractors physical work and paperwork for technical accuracy and comply with cGMP, GDP, and Company SOP’s.

Qualifications

Minimum of seven years’ experience in installation, maintenance, troubleshooting (electrical, mechanical) and correcting diverse HVAC service issues.

Have a working knowledge of building management systems (BMS/EMS environmental monitoring). Respond/Diagnose and mitigate alarms.

Good analytical skills and attention to detail with ability to read and interpret blueprints, plans, and manuals.

Excellent customer service skills with desire to exceed customer expectations.

Ability to work independently in a timely manner, ensuring job is done correctly the first time.

Experience In a CGMP Environment Preferred.

Must be able to communicate clearly and effectively, both written and verbally.

Must be able to work independently and in a team environment

Must be able to review and approve contractors work and paperwork for technical accuracy

Demonstrated diagnostic and problem-solving skills in a team environment

Must have general computer competency using email, Microsoft Word, and Excel.

Preferred experience with BMS / Environmental systems viewLinc, Niagra, and InteliWEB.

Minimum Required Training to be Completed within the First 90 Days of Hire

Maintain 100% training records for all required training.

Valid driver’s license and clean driving record

Working Environment

Must have the ability to work in a team-oriented environment and with clients

Must utilize proper personal protective equipment (PPE) when handling all human specimens, gases, corrosive chemicals, and liquid nitrogen

Ability to work on ladders, work from heights, work in small crawl spaces, work outdoors in all weather conditions.

Must be able to work during the weekend, holidays and as required by the company

Must have the ability to work with specialized equipment

Must be able to handle the standard/moderate noise of the manufacturing facility

May work with hazardous materials and chemicals

This role operates within a professional office environment of a manufacturing operations plant. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Seating is mixed and includes open space seating, cubicle, and office space.

Physical Requirements

The physical demands described here represent those that must be met by an employee to perform the essential functions of the job successfully.

The employee is frequently required to lift, move, or carry up to 50 pounds, be able to push, pull, carry or maneuver heavier items (with additional manpower or appropriate devices).

Must be able to access and navigate all facilities (Roof, interstitial spaces, and mechanical spaces).

Ability to climb stairs and a ladder and maintain balance

Must be capable of moving, sitting, stretching, stooping, reaching with hands and arms, and have vision sufficient to read materials.

Must be capable of using hands and fingers to operate a computer and other office productivity machinery such as copy machine, printer, and calculator.

Must have the ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in person, and on the telephone.
