Compensation: $120k-$150k + 20% bonus.


Job Summary:


We are seeking a highly organized and results-driven Land Development Manager to oversee all aspects of the land development process for a production homebuilder in Dallas, TX. This role will be responsible for managing site development from the initial planning stages through construction completion, ensuring timely delivery of finished lots for home construction. The ideal candidate will have a deep understanding of the development process, including site preparation, utility installation, road construction, and permitting. The Land Development Manager will collaborate with internal teams, contractors, and local authorities to ensure that projects are completed on time, within budget, and meet all quality standards.



Key Responsibilities:


  • Project Management:
  • Oversee all phases of land development, from initial site grading to the completion of infrastructure, ensuring that projects are executed on time, within scope, and on budget.
  • Contractor Coordination:
  • Manage relationships with contractors, engineers, and consultants, ensuring that all site work, including grading, utilities, paving, and stormwater management, is completed to specification.
  • Budgeting & Cost Control:
  • Develop, track, and manage project budgets for site development. Review and approve bids, contracts, and change orders, ensuring cost-effective solutions while maintaining project quality.
  • Permitting & Regulatory Compliance:
  • Ensure that all land development activities comply with local, state, and federal regulations, including obtaining necessary permits and approvals for grading, utility installation, and construction.
  • Site Inspections & Quality Control:
  • Conduct regular site inspections to monitor progress, quality of work, and adherence to safety standards. Ensure that contractors are performing in line with project specifications and timelines.
  • Scheduling & Coordination:
  • Create and maintain detailed project schedules, coordinating with internal construction teams to deliver finished lots for homebuilding. Ensure that any delays or issues are communicated and addressed promptly.
  • Problem Solving & Issue Resolution:
  • Address and resolve any issues that arise during the development process, including unforeseen site conditions, contractor delays, or regulatory challenges. Develop contingency plans to mitigate risks.
  • Collaboration:
  • Work closely with the land acquisition, construction, and sales teams to ensure a seamless transition from land acquisition to lot delivery and homebuilding. Maintain clear communication with all stakeholders throughout the process.
  • Environmental Management:
  • Implement and monitor erosion control, stormwater management, and environmental protection measures to comply with all environmental regulations and maintain a sustainable development approach.
  • Reporting:
  • Provide regular updates on project status, budget tracking, and progress to senior management. Prepare and present reports detailing development milestones and any potential challenges.



Qualifications:


  • Education:
  • Bachelor’s degree in construction management, civil engineering, land development, or a related field is preferred.
  • Experience:
  • Minimum of 5 years of experience in land development, site construction, or project management, preferably with a production homebuilder or in residential development.
  • Skills:
  • Strong understanding of land development processes, including grading, utilities, stormwater management, and road construction.
  • Knowledge of local zoning, permitting, and regulatory requirements in the DFW area.
  • Proven ability to manage multiple projects and deadlines in a fast-paced environment.
  • Excellent negotiation skills with contractors and vendors.
  • Proficient in project management software and tools such as Microsoft Project, Excel, and other construction management platforms.

Work Environment:


  • Field & Office:
  • This position will require both office-based work for project planning and regular site visits to oversee development activities.
  • Travel:
  • Local travel to various job sites around DFW and surrounding areas is required.
