Senior Project Manager/Senior Development Associate Position

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Assist and at times lead all aspects of development: entitlement and government approvals, design, and construction in the Southeast.

• Prepare project development timelines and obtain public approvals. Manage project reports and track project budgets during acquisitions, predevelopment, entitlements and construction

• Develop and maintain strong working relationships among all stakeholders in the development process, including government officials, community groups, public and private investment partners, land use attorneys, and take an active role in the preparing and presenting materials for public meetings

• Engage and oversee the workflow of architects, engineers, general contractors, and other consultants and service providers

• Support underwriting of a new development and investment opportunities, support tin financial modeling process and due diligence process

• Assist with deal valuations for internal review and participate with partners in meetings to consider potential acquisition and development opportunities

• Research and identify project constraints such as zoning and land use regulations; develop expertise in all relevant local regulations and trends

• Assist with the preparation of marketing materials and presentations to prospective lenders, partners and investors

• Aid and manage project documentation with architects, general contractors, and other third-party consultants

• Participate in all aspects of the project life cycle including new acquisition due diligence such as physical condition, new deal documentation, preparing budgets, evaluating zoning and code requirements, retaining, and managing design and engineering consultants and directing preparation of the evaluations and reports

• Identify and manage all risk elements

• Manage inspections and schedule alongside contractors

• Communicating general project objectives to third parties

• Manage consultants and contractors with compliance of building codes, laws, permits, ordinances, contracts, payments, construction quality, workmanship, contractor performance, contract negotiations, contractual and personnel conflict resolution, budgetary items, schedule, environmental and general design

• Communicate with team to understand the general project objectives in cooperation with and/or independently preparing a plan for execution and direction such execution plan to its completion while reporting on its progress, profiles of risk, and mitigating those factors of risk

• Development planning – participating in the design and construction document preparation across all trades and disciplines, conducting oversight and quality control of the design process and documentation processes, budgeting, scheduling, bidding, and construction oversight.

• Construction Oversight – attend all design and construction meetings, prepare written and photographic documentation of progress, maintain records of all documentation, prepare independent schedules & budgets and opinions on cost, inspect the work for compliance and in accordance to CDs/business plan, review the means and methods as conducted by contractors, assist in the efforts and obligations of the contractor in instances where such obligations are not being met or shall result in additional risk to the Owner, lead efforts in resolving permit, design and construction related problems which impact the project, assist in administering the Owners’ Builder’s Risk insurance program


QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

  • Qualified candidates should possess significant experience in dealing with site development issues within the context of Multifamily and Commercial
  • 3-5 years of experience in engineering, planning, residential and commercial development projects, land and vertical construction/development budgets, and/or entitlements are a plus.
  • Strong organizational and time management skills as well as the ability to multi-task and work independently with little supervision are required.
  • A basic understanding of construction standards and practices is also needed.
  • Proficiency with MS Office Suite, internet research, and project tracking software is necessary.
  • Bilingual in Spanish a plus
