Position Overview:

The Vice President - Construction Manager (CM) will play the key role in overseeing the technical aspects of site assessment, design, and project execution for industrial real estate developments. From the earliest stages of site evaluation to final project completion, the CM will manage relationships with general contractors, consultants, and stakeholders to ensure that all projects are delivered on time, within budget, and in compliance with all regulatory requirements. The CM will work closely with the development team to assess site conditions, refine designs, and guide the construction process from entitlement to turnover.


Key Responsibilities:

  • Project Design & Scope Development: Lead the technical development of site-specific designs, including initial feasibility assessments, design scope, and budget considerations. Collaborate with engineers, architects, and the Market Officer to ensure that designs align with market demand and tenant needs while optimizing the site’s physical characteristics.
  • Site Evaluation & Due Diligence: Oversee third-party reports (environmental, geotechnical, traffic, etc.) to assess project viability. Provide input on potential risks, site constraints, and necessary mitigation strategies.
  • Entitlement & Zoning Coordination: Work with local municipalities and the Market Officer to manage the entitlement, permitting, and zoning process for each project. Ensure all approvals are secured efficiently and on schedule.
  • GC Selection & Bid Process: Manage the end-to-end General Contractor selection process, including drafting RFPs, reviewing bids, responding to RFIs, conducting interviews, and making recommendations for contractor selection.
  • Construction Oversight: Supervise the construction process from permit approval through to project turnover. Represent Stotan Ownership in weekly Owner-Architect-Contractor (OAC) meetings, focusing on maintaining the project schedule, resolving construction issues, and ensuring alignment with overall project goals.
  • Quality Control & Budget Management: Ensure that all projects are executed to the highest standards of quality, safety, and compliance. Monitor progress to ensure projects stay on budget and meet deadlines.
  • Site Visits & Travel: Regularly visit job sites (local and out-of-state) to ensure smooth project execution. Travel is anticipated at 20%.


Qualifications:

  • Bachelor’s degree in civil engineering, Construction Management, or a related field.
  • At least 7 years of experience in construction management, with a strong focus on ground-up industrial projects. A minimum of 1-2 years in a lead Project Manager role.
  • Proven experience managing the full lifecycle of construction projects, from design through completion.
  • Strong understanding of construction processes, cost management, and scheduling.
  • Ability to work effectively in a fast-paced, collaborative environment.
  • Excellent communication skills, with the ability to coordinate with multiple stakeholders, including internal teams, contractors, and municipal officials.
  • Self-motivated and proactive, with the ability to handle multiple tasks and meet tight deadlines.
  • Strong problem-solving skills and attention to detail.
