Leasing and Marketing:

• Manage all marketing and advertising for the properties and any vacancies; visit and conduct market research on comparable properties to assess competition; work with management team to keep property website and social media outlet content current and relevant.

• Field all inbound property inquiries and maintain lead and broker databases; conduct all assigned showings.

• Perform all applicant screening; draft all leasing documents and facilitate new resident signatures.

• Manage lease renewal process for existing residents, working to reduce turnover and promote resident loyalty.


Property Management:

• Manage all incoming resident communications (phone, email, text messages); assess appropriate level of urgency and respond accordingly within the timelines set by the Director of Operations.

• Work closely and communicate regularly with the Director of Operations, Facilities Manager and On-Site Managers to ensure all resident, property and company issues and goals are satisfied.

• Manage resident maintenance requests through AppFolio, working closing with the Facilities Manager: identification and verification of scope of work necessary; facilitate appropriate resolution; communicate and ensure documentation.

• Document all relevant interactions with residents and service professionals; maintain up to date operating, procedural and management documentation; participate in rental payment tracking and collection; draft, administer, and manage any appropriate legal notifications and processes as necessary.

• Proactively communicate with residents as needed any leasing and/or community rules and regulations violations, scheduled unit or property maintenance and property or local events through the use of posted notices, phone calls, text messages, email, newsletters, etc.

• Conduct daily property walk-throughs to assess needs and ensure all identified issues are addressed in a timely manner.

• Manage resident move-ins/outs and turnover of units.

• Ensure all service professionals and vendors are working up to the company standards.

• Manage and administer property maintenance task lists; maintain supply levels; work with management team to drive workflow efficiencies, generate revenue and manage operating expenses.


Qualifications and Skills:

• Bachelors Degree

• Real estate, and/or sales or property management experience required. Prior leasing experience preferred.

• Real estate marketing and digital advertising experience preferred

• Excellent verbal and written communication abilities required.

• Strong organizational, analytical, problem solving, multitasking and follow-through skills are essential; self- starter with a strong work ethic and the ability to work enthusiastically and productively with limited supervision.

• Interpersonal Skills – ability to work successfully in a small team environment as well as interface effectively with industry professionals and service providers.

• Technical Skills – proficient with Excel and Word; ability to learn and master new systems and technologies
