A DAY IN THE LIFE

 

Reporting to the VP of Customer Service, you will:

Conduct Construction Quality Control Walks

  • Conduct CQC Walks to ensure unit completion by Construction Team
  • Ensure home is ready for Home Orientation Walk

Conduct New Home Orientation Walk (HOW) with Homebuyers

  • Educate new buyers on systems and features of new homes
  • Review Homeowner Warranty Manuals with buyers
  • Introduce Dwelling Live and Service Request submittal processes
  • Create orientation “punch list” of any items requiring repair within the home

Pre-Closing and Move In

  • Work with construction team and sub-contractors to ensure all items from HOW are completed
  • Re-Walk with HO for homeowner sign off on all HOW punch lists
  • Ensure home is clean and “move in ready”

Field Evaluations of Warranty Requests (WR)

  • Evaluate warranty requests to determine further action/coordination needed
  • Assist homeowners with suggestions on non-warrantable repairs
  • Determine course of action for warrantable repairs
  • Contact and schedule with all trade partners for warranty repairs 
  • Maintain the highest standards of customer satisfaction

Minor Repairs

  • When possible, at the time of field evaluation, make minor repairs on the spot
  • Instant action = improved customer satisfaction and less reliance on subs for minor repairs

Repair Coordination in the Field

  • When needed, attend and coordinate vendor repairs to ensure cleanliness and professionalism
  • Ensure repairs are completed and schedule any follow up work to complete WR
  • Responsible to obtain homeowner sign off on repairs

Coordinate Emergency Response Efforts

o  Participate in the 24-hour emergency response protocol

Common Area Warranty

  • Conduct common area turnover walk-throughs with Construction Team to ensure full completion of project exteriors
  • Field supervision of any common area warranty claims with HOA

Condominium/Apartment Management

  • Assist with major electrical/plumbing/mechanical system orientations between vendor and Property Management Company
  • Conduct quality walks in each Apartment, manage punch lists to track “sign offs” and acceptance from GC to hand over units to property management company 
  • Assist Property Management Company with contractors when necessary
