POSITION DESCRIPTION

Job Title: Building Engineer
FLSA Status: Hourly / Non-Exempt
Reports To: Facilities Director
Compensation: $20-$25 Per Hour (DOE)

GENERAL PURPOSE OF JOB:
With the assistance of the Facilities team, the Building Engineer position maintains commercial office buildings localized downtown by utilizing basic to intermediate skills to perform preventative maintenance and corrective repair of building systems, equipment and grounds through work personally and/or through contractors and vendors. Opportunity for growth and experience.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The following statements are illustrative of the essential functions of the job and other key duties as may be required. The description below includes the primary functions to be performed by the incumbent:

  • Maintain, inspect and repair equipment and building fixtures by performing a variety of mechanical, electrical, HVAC (heating/ventilation/air conditioning), plumbing, carpentry, painting and sheet rock work activities and tasks.
  • Perform scheduled preventative maintenance for heating, ventilation, and air conditioning equipment to include replacement of belts, changing filters, grease/lubricate bearings, adjust/calibrate dampers/thermostats and coil cleaning.
  • Maintain and repair plumbing fixtures including sinks, toilets/urinals, drains, faucets, dispensers, fountains and pipes; clear obstructions from water, sewer lines, drains and sump pumps.
  • Perform intermediate level electrical repair, troubleshooting and installation of switches, lights, outlets, tubes and ballasts.
  • Perform general carpentry work to include repair or replacement of door hinges, weather stripping and caulking, window latch repairs, door hardware repair and replacement.
  • Perform general maintenance activities on outdoor irrigation system timers, sprinkler lines, valves and heads, as required.
  • Perform general maintenance tasks for the buildings to include painting and patch work.
  • Operate and maintain a variety of mechanical tools and equipment, such as power saws, power sanders, drills, air compressors, sewer augers, and various hand tools required for carpentry, plumbing, and maintenance skills.
  • Ability to be on an on-call rotation for one week per month, with flexibility to trade shift with teammates, and respond to after-hours calls during assigned rotation.

QUALIFICATIONS:

  • High School diploma or equivalent.
  • Preferred minimum of two (2) years as a Maintenance Tech or related field.
  • Successfully complete background screening, and drug and fitness testing.
  • Prior experience in commercial office maintenance, apartment maintenance, or other related field.
  • Strong analytical and problem-solving skills to assist in troubleshooting of systems.
  • Strong interpersonal skills, including written and oral communications and listening.
  • Intermediate knowledge of HVAC, plumbing, electrical systems and general carpentry.
  • Ability to operate, or learn computer software to include BAS (Building Automation System) and CMMS (Computerized Maintenance Management System).

Licenses and Certifications: Possess reliable transportation to include a valid state driver's license and proof of vehicle insurance which meet the state's minimum coverage requirements.

  • Understanding and performing general building maintenance on all building components and systems, and coordinating activities with assigned vendors and contractors.
  • Contributing toward the establishment of consistent preventative maintenance programs and standard operating procedures for all Norwood buildings.
  • Increasing the effectiveness of the organization by acting as an ambassador with current tenants, contractors and vendors.
  • Ensuring that all requests for information or assistance received by the Norwood Property Management are addressed in a thorough and timely manner.
