Position Summary & Primary Responsibilities

The Regional Environmental Services Director will have primary responsibility for managing all maintenance and capital improvements related to The Waters Communities.

In collaboration with operations team members this position will work to establish and enforce written policies and procedures associated with the maintenance and capital improvements for The Waters Communities.

The policies and procedures will be consistent with the quality requirements and brand standards developed by The Waters.

This position is responsible for the planning, (project identification, and cost estimation/bids) and execution of community related capital projects including but not limited to preventive maintenance and capital improvements.

The Director will also provide indirect oversight to the community level Environmental Service Managers (ESM).
Responsible for providing exceptional customer service, utilizing courtesy, dignity, and respect in all of the following responsibilities:

Develop and oversee month-to-month maintenance budgets and drive short and long-term planning of capital improvement plans and projects.


Develop and implement a strong housekeeping strategy and program for The Waters, including policies and procedures, staffing, roaming support and resources and product consistency.

Conduct monthly community environmental audits of physical space to ensure consistency with The Waters maintenance standards.

Audits should include maintenance and housekeeping of outdoor spaces, and interior and exterior of building.

Work with ESMs to complete all deficiencies in a timely manner.

Develop, maintain and ensure compliance with monthly, quarterly, annual and long-term preventative maintenance plans and budgets.

Provide leadership, development, and support to ESMs.

Collaborate with community Executive Director to provide feedback, training and development for ESM role, including the hiring of this position.

Develop and negotiate partnerships with third party contractors and service providers to deliver best in class service and create an authorized vendor resource pool for the communities (e.g. painters, drywall repair, electricians, HVAC, landscaping services, elevators)


Serve as project manager during renovation projects; collaborate with Operations, Accounting, and 3rd party vendors on project outline, budget and schedule.

Collaborate with IT and Operations during new construction turnovers to provide for a seamless transition from construction to operations.

Establish new vendors, contracts, equipment start up, meetings with the GC, develop policies for post construction issues and forward.


Collaborate with Operations and IT during acquisitions to ensure that properties have appropriate vendor and contracts in place to align with greater Waters portfolio.

Education & Experience

Bachelor's degree with focus on operations management, business administration or, construction project management; understanding of hospitality business preferred

5+ years' experience in maintaining buildings and building systems including predictive and preventative maintenance programs (or equivalent of education and experience)

5+ years hands on experience in one of the following trades; HVAC, Electrical, Plumbing, Landscaping, or Carpentry required

Construction project management skills and experiences coupled with the ability to effectively manage and partner with contractors, vendors and internal team members

Experience with capital expenditure requests and supporting documentation providing data for return on investment

Leadership experience with effective written and verbal communication skills with demonstrated ability to drive cross-functional initiatives with limited supervision
