POSITION OVERVIEW


The key responsibilities of the Sales Manager are to oversee, perform and manage activities relating to the successful leasing of apartments to ensure attainment of budgeted occupancy and Net Operating Income.

This includes but is not limited to; developing and implementing marketing strategies, creating meaningful business relationships through large-scale corporate outreach efforts, conducting quality sales interactions over the phone and in-person as well as managing and developing a sales team.

The Sales Manager is an example of how to perform all sales related skills, tasks, and duties at a very high or mastery level of proficiency.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

Develops and trains the Sales teams to be proficient in property systems and successful in reaching all sales goals by leading a high-performing team through effective recruitment, coaching, mentoring and development efforts, regularly conducts staff meetings and holds one-on-one conversations to solicit feedback from the team; and displays integrity by ensuring processes, procedures and practices affecting the team are completed in a timely manner.

Presents the community, model apartments, vacant apartments and amenities to prospective residents in a professional and knowledgeable manner; offers a timely response and follows-up with prospective residents.

Identifies opportunities for large-scale outreach initiatives by targeting nearby companies and establishing professional relationships to promote the apartment community as a benefit/amenity to their employees.

Attends local networking and chamber events, and constantly promotes awareness about the surrounding community.

Provides thorough knowledge to prospective residents on the apartment, community and local area; conducts monthly sub-market competitor analysis, as well as quarterly marketing report package to understand and become an expert on area competitors.

Makes recommendations based on data collected to ensure that the apartment community is always competitive within their respective sub-market.

Achieves and maintains high closing ratios by uncovering and overcoming prospect objections and asking for a monetary commitment from every tour of the community.

Meets or exceeds e-leads response time: Checks e-leads hourly and during business hours respond to e-leads within 4 hours maximum.

e-lead requests sent after business hours will be responded to the next morning upon start of business; E-Lead

Closing Standards: 30% Unscreened, 50% Screened.

Conducts regular audits of all ILS and other online advertising sources to guarantee thorough and up-to-date information is being presented that is consistent with the City Club Apartments brand.

Makes frequent use of free advertising platforms such as Craigslist, Facebook, Instagram and Twitter and offers recommendations for enhancement based on current trends and competition

Leads by example through consistent performance in closing sales and demonstrates a sense of urgency with prospective and current residents in answering phone calls, responding to emails and following-up on inquiries or addressing concerns.

Collaborates with Property Manager and Service Manager.

Embraces a team mentality by communicating openly and frequently to ensure the highest level of service is afforded to all prospects and residents both current and future.

Conducts and follows-up on leads for new sales opportunities with realtors, locators, corporate housing providers and potential business relationships. Holds fellow sales associates accountable for meeting the company expectation for individual, monthly outreach efforts.

Processes all rental applications for approval; verifies all pertinent information and submits to manager for approval; prepares lease for future resident.

Ensures that the sales office, models, vacant apartments and common areas meet the Company's standards. Personally inspects apartments before move-in, and reports deficiencies to the Property Manager.
Demonstrates responsible recordkeeping in maintaining resident information, ensures sales reports are accurate, and commission records are always current.

Assists residents and their guests in a courteous and efficient manner; and plays a vital role in ensuring overall resident satisfaction.

Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts.
Maintains consistent and timely attendance, sets an example for their co-workers in punctuality.
Adheres to Fair Housing guidelines consistently, and performs other job-related duties as assigned.
Requirements

REQUIREMENTS
Bachelor's degree preferred; or equivalent six (6) years of experience in lieu of a bachelor's degree.
Minimum of four (4) years of recent relevant sales (commission-based) experience.
Minimum of two (2) years of experience in leading a team.
Previous employment within an upscale to luxury product environment (retail or hospitality welcomed).
Availability to work a flexible schedule; any day of the week including weekends.
If required, leasing license or obtain within 120 days of employment.

Ability to write and communicate professionally in English to engage with residents in-person, in writing, over the phone or through social media platforms.

Ability to demonstrate intermediate working knowledge of Microsoft Office.
