Department Function:

Real Estate Solutions (RES) delivers real estate consulting and development services that assist nonprofits in planning, designing, and constructing facilities. These services include feasibility analysis, facility condition assessments, site search, due diligence for property acquisition, and owners' representative services.

RES also collaborates internally across departments to enhance nonprofit capacity in specific sectors and through programmatic initiatives.

Basic Job FunctionThe Lead Owners Representative (LOR) directs significant real estate projects; supervises Owners Representative and Senior Owners Representative staff to complete facility design and construction tasks on behalf of RES's nonprofit clients for renovation and new construction projects; and manages client relationships with a focus on solutions and trusted advisory services.

The LOR handles multiple real estate projects concurrently, under the oversight of the Managing Director of Real Estate Solutions Chicago and in close collaboration with the Director of Consulting Design and Construction.

RequirementsCore Responsibilities:
1. Supervision and management of RES Chicago Owners Representative and Senior Owners Representative staff within the Chicago office. The LOR may also support projects in other locations.

Provides daily direction and management to ensure projects align with IFF and professional standards.

Monitors and manages workload to meet utilization goals.
Collaborates with Consulting Directors to ensure quality assurance, coaches and trains staff for professional development.2.

Directs Chicago real estate projects, which may include:
- Conduction of facilities conditions assessments.

Integration of assessment findings into written reports with improvement recommendations and cost projections.

Execution of predevelopment services like establishing project requirements and facilitating due diligence.

Management of construction activities ensuring project milestones are met:

  • Reviews construction drawings for compliance with project requirements;
  • Supports permitting activities;
  • Manages relationships with contractors and architects;
  • Tracks project accounting and budgets;
  • Assesses project progress against plans and schedules.
3. Supports broader impact work to achieve nonprofit sector goals from IFF and local partners.

Drives initiatives and collaborations to impact local nonprofits positively.


Works across IFF target markets and sectors.4.

Participates in departmental knowledge-sharing and training by conducting research and making presentations.5.

Maintains professional knowledge and skills. Attends required programs and meetings.

Position Qualifications:

Education:

Bachelors degree in a field related to commercial real estate development, preferably in architecture, engineering, construction management.

Advanced degree preferred.

Previous Experience:
Minimum of seven years in related fields required

Additional Requirements:
Travel within Chicago Metro area and Milwaukee. Occasional visits to other RES offices and project sites. Some evening and weekend work may be needed.
