Property Manager (214989-14)

Currently seeking a Property Manager to assist in managing the day-to-day operations and financial functions of a reputable real estate firm.

Ideal candidates will have five or more years of related experience with a current Hawai'i real estate license or ability to obtain within 30 days of hire.

Hours Full-time Location Honolulu, Oahu Pay $55,000 to $85,000 a year Responsibilities
  • Oversee the physical operation and maintenance of the entire company portfolio by responding in a timely, thorough and concise manner to questions and requests from both internal and external sources.
  • Monitor the financial wealth of assigned properties and discuss with senior management as needed.
  • Ensure revenues are timely collected and payments are properly processed by third-party property management companies.
  • Assist accounting team in maintaining updated rent rolls and CAM reconciliations.
  • Prepare monthly financial reports for the portfolio.
  • Handle vendor negotiations and relationship management.
  • Prepare, review and approve annual operating budgets and income projections, including analysis of monthly expenses, cost allocations and operational efficiencies.
  • Perform property site inspections.
  • Assist with overall Capital Improvement Plan and its project cycle, budget, contracting and finances, with a multi-year property improvement schedule.
  • Ensure invoices are submitted to accounting for payment and verify utility and maintenance bills are on target.
  • Resolve disputes with commercial tenants, vendors and contractors, while working with outside legal counsel.
  • Ensure tenant repair and maintenance requests are timely and professionally responded to and managed.
  • Perform other property management related duties, as assigned.
Qualifications
  • Bachelor’s degree required; Master’s degree a plus.
  • Minimum 5 years of commercial real estate property management experience.
  • Active Hawaii real estate license, or the ability to obtain/reactive within 30 days from start of employment.
  • Proficiency with Microsoft Office and property management/account software (preferably Appfolio and/or Yardi).
  • Experience with all asset classes, including industrial, retail, and office buildings, as well as multi-family.
  • Leasing and real estate accounting experience preferred, with a focus on budgets, CAM Reconciliations, and financial reporting.
  • Excellent negotiation skills and high attention to detail and accuracy.
  • Strong organizational, time-management and prioritization skills.
  • Excellent verbal, written and interpersonal communication skills to maintain professional demeanor under pressure.
  • Ability to travel between properties located on O'ahu required.
