The Leasing Consultant is responsible for meeting the leasing goals of the property including greeting prospects, presenting the features and benefits of the community, explaining the LIHTC/affordable program and securing lease agreements in accordance with Thrive Values, policies and procedures as well as all rules and regulations related to affordable programs

Leasing Consultant Job Responsibilities:
Oversees the resident life cycle from the time a lead is initiated until move-out.Explain to prospect the qualification to the affordable program specific to the property. Complete the compliance intake paperwork with the support of the community manager and compliance specialist. Maintains a professional and friendly atmosphere in the leasing office and throughout the community for all current and prospective residents and clients.Conducts community tours and showcases the community features, benefits, and amenities.Regularly follows up with prospective residents via phone and email.Ensures lease applications meet the appropriate affordability requirements.Complete all lease paperwork including related addenda and accepts rents and deposits in compliance with LIHTC, MFTE or other affordable programs.Maintains close communication with maintenance team to ensure work orders are being completed and units are move-in ready.Completes all lease, assists with application verification, and notifies prospective residents of results.Responsible for shopping competitors and sharing your findings with the Community Manager and on-site team.Inspects models and vacant units daily to ensure cleanliness.Answers incoming phone calls and emails and responds to inquiries in a timely fashion.Oversees ongoing resident relations and assists with planning and hosting resident events and activitiesContributes to a positive team environment and happy resident base.Performs any additional duties assigned by assistant manager, Community Manager or supervisor.Leasing Consultant Qualifications:
Weekends requiredFamiliarity with affordable housing programs such as LIHTC, MFTE, Section 8 preferredNational Apartment Leasing Professional (NALP) desiredPrior customer service experience requiredPrior leasing experience in multifamily property management preferred, but not requiredExcellent customer service, sales, and closing skills requiredStrong understanding of Microsoft Office required, experience with Yardi, CRM, and On-Site preferredAbility to work in a fast-paced and customer service oriented environmentStrong time management, organizational and prioritization skillsDesire to learn and take initiative on projects and tasksPro-active problem solver with the ability to follow company policies, mystery shop guidelines, and fair housing lawsDriven team player looking to bring a positive energy to the teamMay require a Driver's License and insuranceIf you do not fully meet the qualifications listed above but feel you have the skills and experience to be able to be successful in this position we welcome your application Whether this or another position within Thrive, we would love to help you find the right role in our organization.
Physical Requirements
This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day.
