Job Summary The Part-Time Director of Maintenance oversees maintenance operations across all Cardinal Ritter Senior Services (CRSS) properties to ensure safe, functional, and well-maintained facilities. This role focuses on managing key maintenance activities, supporting on-site maintenance teams, ensuring compliance with safety standards, and coordinating essential repair and preventive maintenance efforts. Job Responsibilities Oversee facility inspections, maintenance schedules, and repair records to ensure quality and safety. Coordinate and monitor preventive maintenance programs and essential repairs. Support and guide maintenance supervisors and staff on project priorities and safety standards. Obtain and evaluate vendor bids; coordinate with approved contractors for repair and renovation work. Maintain accurate records of equipment, materials, and maintenance activities. Ensure compliance with OSHA regulations and CRSS safety policies. Collaborate with Housing Directors, Administrators, and staff to address maintenance needs efficiently. Participate in budget planning and monitor maintenance-related expenditures. Serve as a safety leader by promoting best practices and compliance across all sites. Job Requirements High school diploma or equivalent; technical or trade school background preferred. Minimum of 3 years of supervisory experience in facilities management, construction, or maintenance operations. Strong knowledge of preventive maintenance, building systems, and safety compliance. Experience managing vendors, obtaining bids, and overseeing project timelines. Proficiency in Microsoft Office and basic facility management software. Valid driver’s license and ability to travel between CRSS properties as needed. Demonstrates professionalism, integrity, and respect for residents and staff. Ability to assess maintenance priorities and coordinate multiple projects effectively. Responsive and dependable, with strong problem-solving and communication skills. Capable of performing essential physical functions related to maintenance oversight.
