KEY RESPONSIBILITIES:

  • Assist in the development of leasing strategies and performance goals aligned with overall company goals and objectives, and help supervise commercial leasing activities for the portfolio.
  • Highly effective member of the senior team, being a credible, assertive, confident and knowledgeable representative of leasing matters and market conditions, and a creative problem solver where leasing and marketing issues are concerned.
  • Be active in the local brokerage communities and develop a rapport with key brokers in relevant markets.
  • Assist in the creation, development, and implementation of a strategic marketing plan for the properties that will require a fresh, creative, out-of-the-box approach to leasing office property. Utilize multimedia and the latest cutting-edge technologies available to create marketplace interest and excitement about properties.
  • Draft and negotiate some proposals, term sheets, and leases on behalf of the owner.
  • Responsible for the customer journey and tenant process for all leasing prospects.
  • Maintain a thorough knowledge of the applicable office markets and a detailed understanding of both primary and secondary competition. This knowledge should include, at a minimum, an understanding of current market conditions, submarket vacancy rates, sublet space availability, new deliveries, absorption rates, rental rates, typical operating expenses, typical tenant improvement allowances, parking ratios, market concessions, lease rollovers, economic trends, and prospects in the market.
  • Assist in the preparation of annual business plans for the portfolio.
  • Assist in the establishment of department objectives, including tenant retention programs, broker awareness initiatives and "best practices" procedures.
  • Participate in regular reporting on key leasing and portfolio metrics, including annual leasing and capital budgets and all quarterly reforecasts.
  • Ensure quality control of lease documents for asset protection and revenue enhancement.
  • Build and own relationships with external vendors providing key services in support of our leasing operation; manage all leasing operations and SLAs associated with vendors.
  • Foster and maintain excellent relations with tenants and tenant contacts on a regular basis.


KEY ATTRIBUTES/EXPERIENCE

  • Minimum of seven to ten years in commercial leasing for a major owner or brokerage firm.
  • Excellent market knowledge and contacts that would facilitate the identification, evaluation, and closing of significant New York City leasing transactions.
  • Ability to manage leasing process with major tenants.
  • Understanding of lease structure and all issues required to negotiate leases.
  • Creative problem solver regarding leasing and marketing issues.
  • Ability to work with members of senior management and the marketing team to maximize leasing and portfolio revenue.
  • Market analysis skills to support decisions concerning leasing strategies.
  • Working knowledge of building operations and construction practices.
  • Working knowledge of leasing laws; city, state, and federal.
  • Self-starter with the ability to work individually within a closely-held corporate environment.
  • Ability to meet deadlines and accomplish work in order of priority and professionally maintain composure and effectiveness under pressure and changing conditions.
  • Excellent written and verbal and communication skills.
  • Capable of working in a closely-held corporate environment.
  • Strong leadership, interpersonal, and organizational skills.
  • A high level of professional maturity and a solid work ethic.
  • Proficient in Microsoft Office.
  • Appropriate education credentials.
