Position Overview

The Director of Preconstruction will play a pivotal role in assisting and facilitating key developments clients throughout the pre-development process. This position focuses on supporting clients as they transition from project concept to construction ensuring a seamless integration of design, budget, and schedules. The ideal candidate will act as a liaison between internal teams and external stakeholders, guiding clients through feasibility, entitlements, and preconstruction phases.


Functions of Position

Director of Preconstruction will assist in the LGE goals, strategies and planning for construction.


Client Facilitation and Support

  • Act as primary point of contact for select development clients during the pre-development phase
  • Facilitate clear communication between clients, the internal pre-construction team, and third-party consultants
  • Develop and Outline Specification for each project with the client to ensure both client and design team are aligned project goals. Update client and design team if any specifications require a change at any point in the development process
  • Manage client expectations by providing timely updates on project progress, schedules, and key milestones
  • Assist with developments and broker production.


Feasibility and Due Diligence

  • Assist in site evaluations, financial feasibility analysis, and risk assessments
  • Collaborate with architects, engineers, and internal teams to validate project concepts against zoning, codes and budget constraints
  • Facilitate market research and gather relevant site data to assist clients in decision making


Entitlements and Approvals

  • Support clients in navigating entitlement processes, including zoning changes, permits and approvals
  • Coordinate with legal, municipal, and third-party entities to streamline regulatory approvals
  • Monitor entitlement timelines and provide clients with proactive solutions to avoid project delays


Budget Development and Value Engineering

  • Collaborate with the estimating team to align budges with client’s vision and financial goals
  • Identify opportunities for value engineering to optimize costs without compromising project objectives
  • Monitor budget updates, and ensure financial tracking aligns with the project scope and timeline


Pre-Construction Coordination

  • Coordinate design milestones with the architecture team and project managers to ensure constructability
  • Facilitate collaboration among internal teams (architecture, pre-construction, construction) to maintain alignment through project phase
  • Manage utility coordination for client developments
  • Assist in project hard off from pre-construction to construction team


Contract Negotiation

  • Collaborate with clients, and stakeholders to create and negotiate preconstruction contracts that clearly define project scope, timelines and deliverables
  • Prepare, negotiate, finalize, and execute comprehensive construction contracts with clients
  • Access and mitigate potential risks associated with contract terms, advocating for favorable conditions that align with project objectives
  • Represent the company at industry events and networking opportunities to promote partnerships


Qualifications/Key Competencies

  • Bachelor's degree in Construction Management, Real Estate Development, Architecture, or a related field
  • Minimum 8+ years’ experience in real estate development, pre-construction, or design build environments
  • Strong understanding of entitlement process, zoning and municipal approvals
  • Exceptional communication and relationship management skills, with the ability to interface with high level clients and stakeholders
  • Demonstrated experience managing budgets and timelines in the pre-construction or development phase
  • Knowledge of construction best practices, design, coordination, and value engineering
  • Proficiency in project management software Procore, MS Project, or similar tools preferred
  • Client focused with a collaborative mindset
  • Strong problem solving and decision-making abilities
  • Detail oriented with exceptional organizational skills
  • Ability to manage multiple projects and priorities simultaneously
  • Skilled negotiator with the ability to resolve conflicts diplomatically


Reporting

The Director of Preconstruction reports directly to the Vice President of Preconstruction.


Evaluation

Annual review by the Vice President of Preconstruction to include peer input. Review will be based on interactions and engagement with the TEAM, evidence of how you demonstrate company values, ability to manage workload and competency in the execution of your duties. A positive attitude, interactions with clients, and team spirit will have a lot to do with the overall review.
