As a Project Manager, you will be responsible for overseeing the planning, coordination, and execution of large ground-up commercial construction projects, with a particular focus on municipal buildings such as government offices, community centers, transportation hubs, and public infrastructure. The ideal candidate will have experience managing complex projects with public-sector clients, ensuring adherence to tight schedules, budgets, and quality standards while navigating the intricacies of municipal regulations and compliance requirements.

Key Responsibilities:

  • Project Leadership: Manage all aspects of the project lifecycle for large ground-up municipal construction projects, including design, permitting, budgeting, scheduling, procurement, construction, and closeout. Ensure that all project objectives are met on time, within budget, and to the highest quality standards.
  • Team Coordination: Lead and manage a cross-functional project team, including architects, engineers, subcontractors, and internal stakeholders. Facilitate regular project meetings to ensure clear communication, problem-solving, and coordination across all parties.
  • Client Liaison: Serve as the primary point of contact for municipal clients, ensuring regular communication, managing expectations, and addressing client concerns in a timely and professional manner. Foster strong relationships to maintain long-term partnerships with public-sector clients.
  • Budget & Cost Control: Develop and manage project budgets, ensuring cost estimates align with actual expenditures. Monitor cash flow and work closely with the project team to manage any cost overruns, change orders, and financial discrepancies. Ensure financial tracking and reporting are accurate and up-to-date.
  • Schedule Management: Develop and maintain detailed project schedules, coordinating between the various stakeholders and contractors. Anticipate delays and take corrective actions to maintain timelines. Ensure all key milestones and deadlines are met throughout the course of the project.
  • Regulatory Compliance & Permitting: Ensure that all work complies with local, state, and federal building codes, safety standards, and environmental regulations. Manage the permitting process and work closely with municipal agencies to ensure compliance with government regulations and requirements.
  • Risk Management: Identify potential risks to the project, such as delays, safety concerns, or budget issues, and develop mitigation strategies. Proactively address issues to minimize project disruption.
  • Quality Assurance: Ensure that all aspects of the construction meet or exceed industry standards and client specifications. Perform regular site inspections to monitor progress and quality, working closely with the superintendent and field teams to address any deficiencies.
  • Change Order Management: Review and assess change orders and ensure they are processed and approved in a timely manner. Maintain accurate documentation of changes to scope, schedule, and cost.
  • Project Closeout & Handover: Oversee the completion of punch lists, final inspections, and handover procedures to the client. Ensure that all documentation, warranties, and operation manuals are provided at project completion.


Requirements:

  • Experience: Minimum of 3-7 years of experience in project management, with a focus on large-scale, ground-up commercial projects, particularly municipal construction. Experience with public-sector clients (cities, counties, state agencies) is highly preferred.
  • Project Management Skills: Strong knowledge of construction management, scheduling software (e.g., Procore, Buildertrend, MS Project), cost estimation, and project documentation. Expertise in managing complex project scopes with multiple stakeholders is essential.
  • Knowledge of Municipal Regulations: Solid understanding of municipal construction processes, public sector procurement, building codes, safety standards, environmental regulations, and permitting requirements.
  • Education: A degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred, though equivalent experience in the construction industry will also be considered.
  • Leadership: Proven experience leading and managing multidisciplinary project teams, subcontractors, and vendors. Excellent leadership and interpersonal skills.
  • Budget & Financial Management: Demonstrated ability to manage large project budgets, handle financial tracking, and make cost-effective decisions without compromising quality or safety.
  • Communication Skills: Strong verbal and written communication skills, with the ability to communicate effectively with clients, team members, municipal agencies, and contractors.
  • Problem-Solving: Ability to identify issues early and develop creative solutions to keep the project on track. Strong decision-making and conflict-resolution skills.
  • Certifications: PMP (Project Management Professional) certification or equivalent is a plus. OSHA certification, LEED, or similar credentials are desirable but not required.
