Quality Assurance Manager

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Support development role projects approaching punch list and throughout closeout, in conjunction with project leaders, with specific duties that include but are not limited to:
- Coordinate and manage scheduling discussions with GC, community, and architect to review punch list and closeout schedules to ensure schedules are realistic, that adequate staffing will be supplied, and that assumptions and process between all parties are in alignment with EL punch list processes.
- Conduct site visits and reviews of project during rough-in phase to evaluate progress against schedule and to review quality and location of rough-ins so conflicts such as coordination issues with device plates can be corrected prior to drywall and finish installations and report on recommended actions.
- Review initial installation of finishes(s) to ensure that finishes are being installed with proper care and in accordance with EL standards and design and report on recommended actions.
- Conduct training with GC and Architect to ensure quality expectations are fully understood and agreed upon.
- Ensure Architect can conduct both punch-lists and back-checks with minimal owner supervision.
- Provide ongoing monitoring to ensure GC is properly preparing for punch list and back-check including conducting their own QA and punch lists prior to these activities.
- Set-up and manage schedule and quality expectations meeting(s) w/ all who are involved in punch process to ensure reasonable schedules are developed, that resources are properly assigned, and quality expectations are clear (for both punch/back –check).
- Ensure projects are set up properly using electronic punch list software (i.e. Plan Grid or Procore) and ensure GC and Architecture fully understand how to utilize and document punch-lists in that software.
- Schedule and manage mock-up prep meetings, and mock-ups, as early on in project as possible to ensure necessary changes are documented and initiated prior to the start of punch list.
- Participate in early punch lists, and continue to participate throughout project as required to monitor quality and overall progress.
- Continue to manage project closeout and training in coordination with Development Project Leader.
- Participate in lessons learned meetings to understand where there are opportunities for improvement related to QA and turnover, and then follow up as appropriate to implement new processes and standards to address that feedback.
Continually evaluate and improve punch list, and turnover, and overall product quality by:
- Ensuring implementation of updated punch list SOP on all projects.
- Continually evaluate ways to leverage technology to improve overall process
- Work with in-house design team to evaluate and update standards in an effort to improve value and consistency.
- Consistently work with and train architecture teams to ensure consistency and accountability of architect to create punch lists.
QUALIFICATIONS:
To perform the job successfully, the candidate must be able to perform each of the Essential Duties satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.
- Ability to read and interpret plans
- Basic knowledge of construction management principles
- Team Oriented
- Ability to escalate issues as appropriate.
- Strong decision making skills
- Strong written and verbal communication skills.
- Knowledge of Microsoft office suite software, Bluebeam, Plangrid and Procore and other industry related software.
EDUCATION and/or EXPERIENCE:
- Bachelor’s degree required. Experience may be substituted with the expressed consent of the SVP Development.
- Minimum 3 years related experience required.
- Knowledge of Continuing Care Retirement Communities and long term care is strongly preferred.
