The Project Manager is responsible for managing and directing all activity related to new residential community development including securing all entitlements and coordinating with all agencies, internal and external team members to achieve desired development goals.


Responsibilities

  • Develop community entitlement schedules and budgets during due diligence efforts.  Duty performance expectations include the following:
    • Research agency process and timelines to ensure all tasks and durations are captured to project the most accurate construction start date possible;
    • Research and obtain all agency and consultant costs for future development.
  • Lead and manage the consultant and internal team in site plan development, engineering and site improvements, architectural, landscaping, dry utility, etc. in preparation of required development applications and approvals.  Duty performance expectations include the following:
    • Negotiating consultant contracts for services to be performed;
    • Coordinating and implementing input from division managers;
    • Leading the team to execute upon stringent community entitlement and development/construction schedules;
    • Adherence to community Conditions of Approval.
  • Obtain all entitlements, plan approvals, permits and releases for new residential communities.  Duty performance expectations include the following:
    • Develop and nurture vital relationships at governing agencies;
    • Preparation of all entitlement material for agency submittal;
    • Agency presentations and public hearings;
    • Coordinating and managing agency comments;
    • Secure and release of all community bonds and Letters of Credit.
  • Provide community entitlement and budget updates to the management team.  Duty performance expectations include the following:
    • Daily management of community budgets;
    • Contract and change order approval and management within community budget;
    • Communicate and elevate all adverse impacts to schedule and budget with recommended solutions
  • Coordinate DRE processing and Association formation documents.  Duty performance expectations include the following:
    • Oversee development of community DRE budgets, CC&R’s and Annexation documents;
    • HOA initiation and development of community Rules & Regulations and Design Guidelines;
    • Serve as Builder Liaison and Board Member.
  • Provide necessary support to Operations (horizontal and vertical) during construction. Duty performance expectations include the following:
    • Review of plans, specifications and details to ensure accuracy;
    • Identification of areas that warrant detail review and value engineering;
    • Coordination of plan changes and approvals;
    • Communication of development goals to the community team.
  • Interact with the Regional Environmental Manager and division on issues relating to our Lennar Environmental Management System (LEMS) which includes storm water, air quality, wetlands, and environmental site investigation modules.
  • Perform all other duties as assigned.

Qualifications

  • Minimum of three (3)  years of experience in production homebuilding required
  • Project Managemement  experience with exposure in LA, Orange, and Ventura Counties preferred.
  • Bachelor’s Degree minimum
  • Valid driver’s license
  • Advanced skills in Microsoft Office Suite (e.g. Excel, Powerpoint, Word, etc.)
  • Excellent analytical and writing capabilities
  • Strong communication and interpersonal skills
  • Ability to meet multiple deadlines concurrently
  • Accept constructive feedback
  • Team player

PHYSICAL REQUIREMENTS:

This is a combined sedentary/mobile office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials such as plans and specifications weighing 25 pounds or less.  Additionally, needs to be able to perform walks of communities under construction, as well as completed communities.  Walks may be over uneven terrain comprised of dirt, landscape, concrete or asphalt.  Finger dexterity is required to operate a computer keyboard and calculator.   Will be required to operate motor vehicle.
