Graceworks is a non-profit organization that houses and cares for adults with developmental disabilities.
We are seeking a Maintenance Generalist to assist in supporting the properties our residents reside in as well as our Day Program Facility. 

The Job Duties are as follows:

1.           Maintains and makes repairs and installations to buildings, equipment, systems and grounds belonging to Graceworks Enhanced Living.  Includes plumbing, electrical, heating, carpentry, drywall and painting, air conditioning, and landscaping trades.

2.           Provides either direct care for grounds, including turf maintenance (chemical and mowing), edging and trimming of trees, shrubs, or will supervise independent contractors to complete these tasks.
Completes tasks related to snow removal and application of de-icing chemicals on sidewalks when under one inch of snow, and will supervise independent contractors to ensure snow removal from parking lots. 

3.           Sets-up and breakdown portable chairs and tables, and similar equipment for various types of functions in common areas.

4.           Completes work orders for homes that may include minor repairs.
Staff are not to repair resident’s furniture or electrical items.
(including TV’s, VCR’s, lamps and small appliances)

5.           Will assist the administration in maintaining and updating the computerized maintenance management system.  Duties may include entering work order into the system, closing out completed work orders, and completing regularly scheduled preventative maintenance tasks as required.
Files work orders in accordance with HUD standards.

6.           Works with the administration or HUD property manager to complete tasks in accordance with HUD standards to score a satisfactory or better on the management occupancy review or an 80 or better on the UPIS inspection.

7.           Understands the budget process and works with the administration and maintenance supervisor to order and use supplies and materials in a cost effective manner.
Maintains adequate inventory of parts to prevent frequent trips to the store.
Assists in obtaining bids as directed to complete the budget and purchasing process.

8.           Completes preventative maintenance according to schedule.

9.           Ensures the residents satisfaction with service and the Enhanced Living group home by providing customer service and works in a manner consistent with the organization’s mission.

10.         Must maintain the physical plant in accordance with local, state and federal building codes including HUD’s Uniform Physical Inspection Standards (UPIS).

11.         Attends staff meetings and scheduled training and orientation programs.

12.         Understands and can complete work related tasks as they relate to using a copier, fax, computerized maintenance program, email and other related computer programs.

13.         Keeps maintenance supervisor and administration informed about status of work orders, turnovers, project and general scheduling.

14          Adhere to all policies and procedures of the organization and all federal and state laws regarding the privacy of protected health information.

15.         Performs other duties as directed.

 

Minimum Qualifications: 

High School Diploma or GED

Valid Drivers License in good standing- no more than 5 points on your driving record. 

 

Minimum Experience: 

Be able to demonstrate well-rounded maintenance skills, i.e., possess a working knowledge of basic plumbing, electrical, finish carpentry, and heating, ventilation, and air conditioning trades (gas and electric furnaces, as well as heat pump units).  Must possess excellent customer service skills.
Should be able to read written directions in English, including schematics.
