DescriptionThe Director of Real Estate and Land Development is responsible for evaluating and advancing large-scale land opportunities through feasibility, due diligence, entitlement planning, and early development strategy. This role shapes long-term growth and positions projects from vision through acquisition.This position will work in partnership with a global real estate firm focused on developing best-in-class luxury lifestyle communities.Key ResponsibilitiesLand Feasibility & StrategyThe Director leads comprehensive feasibility analyses for potential land acquisitions, including physical, financial, market, and environmental evaluations. They develop detailed financial models, analyze land use potential and density, assess infrastructure requirements, and identify risks that could affect development viability. Findings are translated into clear investment recommendations that guide senior leadership in making disciplined acquisition decisions.Entitlements & Government RelationsThis role directs the full entitlement strategy, including zoning review, land use amendments, permitting pathways, and CEQA/NEPA environmental compliance. The Director manages relationships with planning agencies, regulators, and community stakeholders while overseeing environmental consultants and impact studies. They represent the company in public hearings, negotiations, and agency meetings to support efficient and timely project approvals.Project Leadership & CoordinationThe Director manages early-stage project execution by coordinating multidisciplinary consultant teams such as civil engineers, planners, environmental specialists, surveyors, and legal counsel. They establish and oversee project budgets, timelines, and critical-path schedules. Collaboration across finance, legal, design, and operations is essential to align objectives and ensure all feasibility and entitlement efforts are efficiently implemented.Acquisition ExecutionThe Director leads negotiations with landowners and brokers, evaluates deal terms, and manages all due diligence activities to support acquisition success. They coordinate legal and title reviews, guide purchase agreement structures, and ensure all closing requirements are met. The role may also support joint-venture considerations, partnership development, and capital planning where appropriate.RequirementsQualificationsThe ideal candidate will have 8-15+ years of experience in real estate development, land planning, or land acquisition, with a strong track record leading large-acre, luxury, or master-planned projects. They should bring deep expertise in entitlements, due diligence, environmental processes, and financial underwriting, along with strong communication, negotiation, and relationship-building skills. A bachelor's degree is required, and an advanced degree in business, real estate, or planning is preferred. This individual must be able to manage complex consultant teams, navigate regulatory environments, and operate effectively in a fast-moving, entrepreneurial development environment.
