Building Maintenance Specialist

POSITION SUMMARY:

Performs skilled and semi-skilled maintenance, repairs, and inspections to ensure the safe, efficient, and effective operation of the building facility, systems, and equipment. This position supports the ongoing functionality of learning environments including classrooms, offices, common areas, and specialized education spaces.

• Troubleshoots and performs maintenance on building systems, including HVAC, electrical, plumbing, structural, and lighting systems;
• Utilizes building blueprints, schematics, and equipment manuals to plan and execute repairs;
• Conducts routine facility maintenance in accordance with service quality, safety standards, and code compliance;
• Orders necessary materials, parts, and supplies for maintenance and repair tasks;
• Uses an electronic maintenance work order system to manage assignments and document work activities;
• Plans and completes seasonal and preventive maintenance for the campus systems and facilities;
• Oversees ongoing maintenance work to ensure quality, timeliness, and adherence to safety protocols;
• Reviews and inspects contracted work for compliance with building codes and institutional standards;
• Maintains cleanliness and organization of tools, equipment, and workspaces;
• Assumes limited responsibilities of the Facility Manager when necessary to maintain operational continuity;
• Responds promptly to urgent maintenance and facility-related issues;
• Assists with campus emergency response plans as needed, including severe weather or utility failures;
• Performs other job-related duties as assigned.

High School diploma or G.E.D. and certificate from college or technical school in building maintenance or five years related work relevant experience in a commercial, educational, or institutional facility; Must possess a valid Texas driver's license and be insurable; Must be available to work after hours to respond to building needs or activity functions as necessary; Must be able to successfully pass a post-offer drug screen and criminal history background check.

Knowledge of International Building Codes (IBC 2015) and National Fire/Life Safety Codes; Understanding of construction materials, tools, and systems used in educational facilities; Ability to comply with and enforce life safety and building safety standards; Must obtain OSHA 30 certification within three (3) months of hire; Must be able to travel for safety and compliance training as needed; Skills in general building repairs, preventive maintenance, and troubleshooting; Ability to read and follow safety instructions, blueprints, technical documents, and work orders; Strong knowledge in electrical, carpentry, and plumbing systems; Skills must include cosmetic building repairs; Familiarity with handling hazardous materials and basic biohazard protocols; Proficient in basic computer use and facility management systems; Excellent communication skills and a commitment to customer service in a school setting.

While performing the essential functions of this position, the employee is frequently required to sit, climb, stand, and talk. The employee is occasionally required to reach with hands and arms. The employee is occasionally required to lift to 100 pounds with assistance when necessary. Work indoors and outdoors in adverse weather conditions. The vision requirements include close vision, peripheral vision, and ability to adjust focus.
