Commercial Construction Spring Intern

Sirius Building Company is seeking motivated college students for the Spring Internship Program to work in the Dallas / Fort Worth area on various projects. To provide management oversight for all phases of commercial construction, ground up and/or interior finish out projects, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being followed, and work is proceeding with quality, on schedule and within budget. Essentials:
- Learn about managing the project's budget, coordinating, owner and subcontractors' billings, identifying work not covered by subcontractors, and ensuring successful office support to overall cost and schedule.
- Learn about safety and quality control programs and how to coordinate actions to address problems.
- Learn about company procedures, the correspondence process and handling, etc. with the office manager in accordance with the operations manual.
- Learn how to review and process submittal data and shop drawings.
- Understand how to coordinate submittals, deliveries, etc. that affect the projects schedule with the Superintendent.
- Monitor and review weekly and monthly status reports and weekly subcontractor meeting minutes, change orders, etc. to understand process.
- Understand change documents and change proposal requests for price review.
- Learn how changes, clarification, directives, RFI's etc. are updated on "as built" plans and coordinates with company supervision and subcontractors/suppliers.
- Learn how to maintain RFI logs and change request log.
- Develops a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources.
- Minimizes exposure and risk by implementing and audits safety standards and quality assurance controls.
- Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
- Responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
- Supervises project superintendents, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies.
- Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated.
- Reports to owner, architects and managers about progress and any necessary modifications of plans that seem indicated. Plans, implements, tracks and closeout/turnover of construction projects. Conducts project meetings.
- Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role.
- Accurately forecasts revenue, profitability and project costs
- Manages to and achieves revenue goals set for projects
- Generates and issues regular internal and external project reporting through company software.
- Proactively identifies changes in project scope and ensures appropriate measures are taken
- Projects changes in scope and revenue
- Administers submittal review process between subcontractors/suppliers and design team.
Core Responsibilities:
- Operates various office equipment, strong computer skills, emphasis on Red Team or other project management software, preferred.
- Assists with projects to ensure deadlines are met.
- Regular, consistent and punctual attendance.
- Strong written and oral communication skills, interpersonal skills, strong negotiating skills, and dispute resolutions.
- Financial and job cost accounting knowledge.
- Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
- Must be able to perform at all project management levels training / employee development responsibilities:
- Professional development of directly supervised employees to ensure their growth within the portfolio
Minimum Requirements:
- Prior commercial construction internships or work experience, very helpful, but not required.
- Able to develop new skills and knowledge quickly.
- Participate in training, seminars, task team meetings, etc.
- Demonstrates expanding knowledge of commercial construction details.
- Possess good self-organizational and management skills, and strong verbal and written communication skills.
- Strong interest in the commercial construction industry.
- Desire to pursue a career in project management
- Currently pursuing a bachelor's degree from a U.S. college or University
- Authorization to work in the United States.
