Maintenance Technician

The property Maintenance Technician is the frontline of scheduled maintenance and property improvements in the complexes which our residents live. Responsible for the prompt and efficient preventive and corrective maintenance of the property to which assigned. The Maintenance Technician will perform general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems. 

  • This position regularly requires long hours and frequent evening, weekend and holiday work. Requires incumbent to be on call and respond, if required, to emergencies on the property when informed.
  • Participate in and/or supervise all maintenance projects, assign work orders to maintenance personnel, and ensure all work is done properly and on a timely basis.
  • Inspect grounds and building exterior, as required by the Community Administrator, to ensure safe working and living conditions.
  • Responsible for inventory control of the maintenance supplies and utilization of maintenance equipment.
  • Maintain accurate records regarding preventative maintenance, service requests, apartment make-ready, and periodic inspections.
  • Maintain MSDS book and instruct maintenance staff in its use.
  • Maintain adequate lighting for interior and exterior of the property
  • Make recommendation to Community Administrator on necessary maintenance repairs, preventative maintenance, and property improvements.
  • Perform scheduled maintenance on all equipment based on the manufacturers recommendations.
  • Supervise lawn, grounds, and maintenance staff.
  • Supervise outside repairs and contract work authorized by the Community Administrator.
  • Assist with apartment turnover procedures.
  • Perform service requests per assigned work orders.
  • May be responsible for grounds maintenance to include, mowing, fertilization, watering, use of weed removal machinery, raking, and trash removal as requested.
  • Assist with others duties as assigned. 


Physical Requirements:  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee is required to walk, stand, sit, climb, balance, stoop, kneel, crouch or crawl. The employee must frequently lift and carry objects weighing up to 50 pounds and occasionally lift or move objects, with appropriate equipment (dollies, hand trucks, etc.), weighing more than 50 pounds. Frequent pushing and pulling is also required. Must be capable of using extension ladders to access roof, windows and siding to make repairs as needed.

Qualifications

REQUIRED QUALIFICATIONS:

  • This position occasionally requires long hours and possible evening, weekend  and holiday work. Requires the ability to be on call and respond, if necessary, to emergencies on the property, during business hours & after hours, when informed.
  • Some travel required with paid mileage.
  • Ability to follow instructions from supervisors.
  • Ability to use hand tools and power tools.
  • Excellent organizational and time management skills.
  • Excellent customer service skills and the ability to communicate effectively and respectfully with residents of the community.
  • 18 years of age or older.
  • Must have and maintain a working telephone contact number.
  • Possess & maintain a valid Driver's License.
  • Have reliable transportation.
  • Possess and maintain liability auto insurance (your name must be on the policy).
  • Have & maintain an acceptable driving record, criminal history checks, and Community Service Registry Record checks.

EXPERIENCE:

Experience in general maintenance including heating, air conditioning, electrical and plumbing equipment, and light carpentry preferred.

EDUCATION:

High school diploma or equivalent is required.

WORK ENVIRONMENT:

This is an on-site position in a housing community setting.  Typical hours of operation of the property are 8-5 Monday through Friday.
