Position Summary

The Make Ready Technician ensures that all apartment units are prepared for new residents by completing repairs, cleaning, and maintenance tasks. This role focuses on turning vacant units efficiently and to company standards, ensuring they are clean, functional, and move-in ready.

Key ResponsibilitiesUnit Turnover & Preparation

  • Complete make-ready checklists for all units scheduled for turnover.
  • Repair or replace items such as door hardware, locks, blinds, screens, fixtures, and appliances.
  • Patch, texture, and paint walls as needed.
  • Perform basic plumbing tasks (unclog drains, replace faucets, fix leaks).
  • Complete basic electrical tasks (replace outlets/switches, install/repair light fixtures).
  • Clean units thoroughly, including kitchens, bathrooms, appliances, and flooring.
  • Inspect for damage, pests, or safety hazards and report them to the Maintenance Supervisor.

General Maintenance

  • Assist with minor carpentry tasks including trim work, cabinetry adjustments, and drywall repair.
  • Ensure all appliances, HVAC filters, and smoke detectors are functioning properly.
  • Replace light bulbs, air filters, and other consumable items.
  • Support maintenance staff with service requests as needed.

Quality Control

  • Ensure all work meets company standards for cleanliness and repair quality.
  • Walk units after completion to confirm readiness before resident move-in.
  • Document completed tasks and materials used.

Teamwork & Coordination

  • Communicate with property management regarding unit status and timelines.
  • Collaborate with maintenance staff, vendors, and cleaners to ensure prompt unit readiness.
  • Follow safety procedures and maintain organized work areas.

Qualifications

  • 1–3 years of experience in apartment make-ready, maintenance, or a related field preferred.
  • Basic knowledge of plumbing, electrical, carpentry, and appliance repair.
  • Ability to use hand tools and power tools safely.
  • Strong attention to detail and ability to follow checklists.
  • Ability to work efficiently under time-sensitive deadlines.
  • Strong organizational and communication skills.
  • Must be able to lift 40–50 lbs, climb ladders, and perform physical tasks.
