Our client is a privately held, entrepreneurial residential real estate development and construction firm. Based in Chicago, the team has worked on 200+ spec home and multifamily value add and new construction projects across six cities in the Midwest, averaging 20-30 projects annually since the company's inception 10 years ago. Focusing on the Chicagoland area, the firm uses technology and analytics to choose high potential markets, and home and land purchases and works with dozens of hand-picked professionals and contractors for flawless execution on high-end single-family homes and condos. Our client has also built its own proprietary construction project management technology and CRM system, which automates exacting workflows to a precise level of detail.

Position

The
Internal Brokerage Associate
(Broker) will lead all in-house home sales. The firm focuses on luxury single-family homes throughout the north side of Chicago and northern suburbs, with a focus on homes with significant redevelopment and/or new construction priced from $1.9 to $4M. The Broker will work with the Development team to list, market and sell single family homes in Chicago and Northshore suburbs. The Broker will work with the Chief Operating Officer and other company Principals to develop the home sale strategy within the Company's aggressive growth and profitability objectives.

The broker is responsible for driving home sales, including listing the homes through the MLS and other marketing efforts, generating traffic, shepherding clients through the sales agreement process, overall customer satisfaction (for future word of mouth activities) and serving as a point of contact to deliver a luxury customer experience through move-in.

Responsibilities

Daily responsibilities include, but are not limited to:

  • Build relationships with outside brokers
  • Execute the strategic marketing and sales plan as defined by the Executive Team.
  • Promote homes through social media and email blasts.
  • Lead marketing outreach to possible home buyers, through the MLS, social media, home renderings and brochures.
  • Respond to inbound leads, build rapport with potential buyers or clients, and manage client interactions through a CRM system to ensure follow-up and progress.
  • Prospect for buyers in person and virtual meetings and tours, community events, follow up calls, referral generation and homeowner relations.
  • Assess property values by researching market trends, comparables (CMAs), and property condition.
  • Analyze comps for each asset, bring knowledge of what buyers expect in the area.
  • Research and maintain in-depth market-specific knowledge while understanding industry trends.
  • Act as an effective, smart and diligent dealmaker on behalf of the Company. Guarantee a high end, satisfactory home buying experience for the buyer by proactively communicating during entire process.
  • Manage, negotiate and close home sales for a high yield for the firm.
  • Prepare and submit offers to sell properties, negotiate terms, and ensure all necessary paperwork is completed for a smooth transaction.
  • Act as a liaison between clients, sellers, agents, and vendors, coordinating showings, inspections, and other aspects of the transaction to ensure a successful closing. Maintain customer contracts and files and schedule closings with title company and lender.
  • Work with internal team to transition to homes from the renovation and building process to listing the sale.

Qualifications

  • Established track record in the single-family home space. 5+ years of proven high end home sales (home sales in the range of $1-4M) experience within the northern Chicago suburbs.
  • Bachelor's Degree highly preferred.
  • Real Estate brokerage experience required.
  • New Home Development sales experience a plus.
  • Ability to track and manage pipeline within the Company's CRM system.
  • Financial acumen with regards to home prices, value add costs and sale prices in the area.
  • Familiarity with the home buying process, legal requirements, and local market dynamics.
  • Strong multi-tasking, time management and decision-making skills.
  • Ability to set personal and project priorities and demonstrate strong organizational skills.
  • Ability to negotiate contracts, overcome objections, and build relationships with clients, other realtors, attorneys.
  • Ability to serve as trusted advisor (and primary point of contact) for home buyer from initial meeting through home closing.
  • Excellent written and oral communication skills.
  • Proficient in the use of computer software including the MLS, MS Office and creating prospect and customer facing marketing materials.
