We focus on detailed planning, quality installation, and disciplined project execution. Our reputation is built on doing it right the first time, protecting margins, and maintaining strong relationships with general contractors and developers.

We are seeking an experienced HVAC Project Manager to lead new construction projects from kickoff through closeout.

Position Overview

The HVAC Project Manager is responsible for managing all phases of assigned construction projects including planning, budgeting, scheduling, coordination, and closeout. This role serves as the primary link between estimating, field crews, suppliers, and general contractors to ensure projects are delivered safely, profitably, and to specification.

This position requires strong technical HVAC knowledge, financial discipline, and hands-on leadership.

Key ResponsibilitiesProject Planning & Pre-Construction

  • Review contracts, mechanical drawings, and specifications
  • Participate in turnover meetings from estimating
  • Develop manpower plans and project schedules
  • Identify long-lead equipment and material needs
  • Coordinate submittals, RFIs, and approvals
  • Establish project budgets and cost codes

Financial & Cost Management

  • Monitor job costing and labor productivity
  • Track material, equipment, and subcontractor costs
  • Manage and price change orders
  • Review invoices and vendor statements
  • Forecast job margins and cash flow
  • Protect project profitability

Field Operations & Quality Control

  • Coordinate daily and weekly activities with foremen
  • Conduct regular jobsite visits
  • Resolve technical and installation issues
  • Ensure work complies with plans, SMACNA standards, codes, and manufacturer requirements
  • Verify proper startup, testing, and commissioning
  • Support punch list and warranty work

GC & Client Relations

  • Serve as main point of contact for general contractors
  • Attend OAC and progress meetings
  • Communicate schedule changes and scope impacts
  • Maintain strong professional relationships
  • Represent Summit Mechanical with integrity and professionalism

Documentation & Closeout

  • Maintain complete project records
  • Manage submittals, as-builts, and closeout packages
  • Track permits and inspections
  • Ensure timely project closeout
  • Archive project documentation per company standards

Safety & Compliance

  • Enforce company and site safety policies
  • Promote OSHA-compliant work practices
  • Coordinate safety meetings and reporting
  • Ensure crew compliance with site rules

Required Qualifications

  • Minimum 5 years experience in commercial or multi-family HVAC construction
  • 2+ years in a project management, superintendent, or lead foreman role
  • Strong knowledge of:
  • RTUs, split systems, MAUs
  • Exhaust and makeup air systems
  • Multi-family HVAC layouts
  • Controls and TAB coordination
  • Ability to interpret mechanical drawings and specs
  • Strong Excel and document management skills
  • Experience with construction software (Bluebeam, PlanHub, Procore preferred)
  • Valid driver's license and clean driving record

Preferred Qualifications

  • Journeyman HVAC license
  • OSHA 30 certification
  • Estimating and takeoff experience
  • Familiarity with Idaho mechanical and building codes
  • Experience with QuickBooks job costing
  • Experience managing 50+ unit projects
