About the Role

Triten Real Estate Partners ("TREP") is seeking a driven and analytical
Portfolio & Asset Management Analyst
to join our team. This individual will provide cross-functional support to both the Industrial & Industrial Outdoor Storage (IOS) Portfolio Manager and the Mixed-Use Asset Management team responsible for TREP's office, retail, multifamily, and mixed-use properties. This position will gain exposure to senior professionals within the company, including the COO and Director of Asset Management.

The role combines financial analysis, operational support, data management, and technology integration to enhance portfolio performance and ensure consistency across the firm's reporting and systems. It is an excellent opportunity for a motivated analyst with 1–2 years of experience to gain broad exposure across multiple asset classes and the full real estate investment lifecycle.

Key Responsibilities

Financial Analysis & Portfolio Reporting

  • Develop, maintain, and enhance financial models to monitor property- and portfolio-level performance versus underwriting and business plans.
  • Prepare and update quarterly, and annual reporting packages for internal leadership, lenders, and investors.
  • Support the annual budgeting and mid-year reforecasting process, coordinating with property management, accounting, and asset management teams.
  • Conduct variance analyses, performance tracking, and cash flow forecasting across multiple assets and portfolios.
  • Evaluate leasing economics, summarize deal comparisons, and quantify impacts on property NOI and valuations.

Industrial & IOS Portfolio Support

  • Assist the Portfolio Manager in managing portfolio-level financing activities, including new loans, refinances, and earnout analyses.
  • Maintain and update debt compliance and lender reporting schedules, ensuring timely delivery of required materials.
  • Track and analyze loan covenants, performance tests, and lender approvals.
  • Prepare presentation materials for quarterly reviews and partner meetings summarizing portfolio performance and financing metrics.
  • Create multi-market portfolio models for new portfolio acquisitions

Asset Management Support (Office, Retail, Multifamily, Mixed-Use)

  • Collaborate with Asset Managers to execute business plans, monitor leasing progress, and manage capital projects.
  • Track lease expirations, renewals, and critical dates, ensuring proactive engagement and accurate system reporting.
  • Analyze monthly operating statements, review property management reports, and summarize key trends and risks.
  • Assist with refinancing, disposition, and reforecasting efforts across assets, compiling and verifying supporting data.

Data Systems & Technology Integration

  • Support the ongoing development and maintenance of the company's Power BI dashboard, ensuring data integrity, accuracy, and timely updates across operating metrics, KPIs, and financial performance.
  • Assist in the development of portfolio visualization tools for asset management team.
  • Maintain and manage the company's Yardi Debt Management platform, ensuring accurate input of loan data, payment schedules, covenants, and lender deliverables.
  • Administer and optimize , including board creation, data management, automations, and performance scorecards to support asset and portfolio management operations.

Qualifications

  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
  • 1–2 years of experience in real estate analysis, asset management, or related roles (internships considered).
  • Strong proficiency in Microsoft Excel (financial modeling, data analysis).
  • Familiarity with Power BI, Yardi, Argus and/or other real estate technology platforms is a plus but not required.
  • Excellent analytical, quantitative, and organizational skills.
  • Strong communication and interpersonal skills; comfortable collaborating across departments.
  • Proactive, detail-oriented, and capable of managing multiple priorities in a fast-paced, team-oriented environment.
  • Understanding of debt financing, loan compliance, and earnout mechanics.
  • Interest in data analytics and systems integration to improve real estate reporting and performance tracking.
