Remote, Oregon, United States Darwin Homes Full time $70,000 - $90,000 per year

About Darwin Homes Inc.

At Darwin Homes, we fundamentally believe that the rental experience is broken. Too often, property management—serving as the middleman between investors and residents - often means shoddy service, hidden fees, and inefficient processes that shortchange everybody involved.

Darwin was built to make residents' and owners' lives easier through an innovative ecosystem of technologies. We have created the best product in the market for residents to discover, tour, and lease their future home; and for owners to have complete peace of mind from our modern management and leasing services built around our core values of transparency and professionalism. Darwin Homes is the destination for single-family rental services for property owners and residents.

About the role:

This person will be the front-line employee working with our residents and leasing, maintenance, and construction partners to provide top-tier customer service and drive day-to-day operations of the portfolio of properties they are assigned. The Property Manager will be assigned a portfolio, ensuring efficient operations, tenant satisfaction, and financial performance.

What you'll do:

  • Supervision: Will oversee the duties and tasks of the Assistant Property Manager, ensuring their proper execution and providing necessary support
  • Communication and Coordination: Serve as the primary liaison between Darwin Homes and assigned clients, internal teams, and external vendors. Maintain consistent communication with residents and ancillary services
  • Property Management: Oversee the properties within the assigned portfolio, assist leasing staff with move-in processes, and handle client escalations. Work cross-functionally with other departments to drive portfolio performance
  • Repairs and Maintenance: Escalate and manage communications for repairs and maintenance for properties in the portfolio, as needed. Coordinate routine property inspections as needed
  • Rent Collection and Policy Adherence: Focus on rent collection throughout the month, adhering to stringent collections policies and KPIs
  • Resident Relations: Represent the company professionally to current and prospective residents, emphasizing customer-first service, through phone and email channels. Assist in resident relations programs and prepare residents for tenancy with the company
  • Market Awareness: Stay informed about local market conditions, trends, and competition to position the company effectively
  • Lease Management: Work with existing residents to renew leases and foster brand loyalty. Collaborate with internal and external counsel to manage eviction processes
  • Legal Compliance: Ensure adherence to all relevant local, state, and federal laws, including Fair Housing, ADA, and Fair Credit Reporting Act regulations

Basic Qualifications:

  • 2+ years of Property Management experience
  • High School Diploma or GED
  • Active Real Estate License in GA. If licenses are held in other states, reciprocity will be necessary for GA and must be obtained within the first 30 days of the start date
