Position Summary

E & E Capital Management, LLC is seeking an experienced Maintenance Supervisor to lead the maintenance operations of a multifamily community in Decatur, GA. This hands-on role oversees technicians, ensures timely service requests and unit turns, coordinates vendors, and upholds property standards for safety, cleanliness, and resident satisfaction.

Responsibilities

  • Lead and schedule maintenance staff; assign work orders and inspect completed jobs.
  • Respond promptly to service requests and emergency calls; troubleshoot HVAC, plumbing, electrical, and appliance issues.
  • Manage apartment turns—inspect, create punch lists, and coordinate vendors and housekeeping.
  • Oversee preventive maintenance schedules for building systems and community equipment.
  • Maintain inventory and order supplies while staying within budget.
  • Ensure compliance with OSHA, safety policies, and local codes.
  • Track and document work orders, expenses, and maintenance reports.
  • Train, coach, and evaluate maintenance team members.
  • Represent the company professionally in all resident and vendor interactions.

Qualifications

Required:

  • High school diploma or GED.
  • 3+ years of multifamily maintenance experience, with 1+ year in a supervisory or lead role.
  • Strong skills in HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Proficiency with maintenance management systems and basic computer skills.
  • Valid driver's license and reliable transportation.
  • Ability to lift 50 lbs., climb ladders, and perform physical maintenance tasks.

Preferred:

  • EPA Section 608 certification (Type II or Universal).
  • HVAC certification or proven troubleshooting experience.
  • Experience with garden-style apartment communities.
  • Prior experience managing unit turns and vendor contracts.

Schedule

  • Monday to Friday, with on-call rotation for emergencies.
