ARC is seeking a high-performing Asset Manager to act as the strategic "owner" of a portfolio of multifamily communities, driving superior financial outcomes and ensuring flawless execution of each asset's business plan.

Role Summary

The Asset Manager is responsible for maximizing revenue, operational efficiency, and long-term asset value across an assigned portfolio. This includes oversight of revenue management, operations, capital projects, budgeting, risk mitigation, investor reporting, and strategic planning.

This role requires strong financial acumen, deep multifamily operational expertise, a proactive and analytical mindset, and the ability to lead cross-functional teams through influence.

Key Responsibilities

Portfolio & Operational Oversight

  • Own the full strategic and financial performance of assigned assets.
  • Conduct regular property visits to assess leasing, marketing, staffing, curb appeal, maintenance, CapEx execution, and adherence to business plans.
  • Review monthly financial statements, rent rolls, operating KPIs, and dashboards to identify performance gaps and opportunities.
  • Partner with Axia Residential to create and monitor detailed corrective action plans, weekly performance priorities, and operational initiatives.
  • Ensure timely completion of lender requirements, compliance items, annual audits, and insurance claims.

Revenue Optimization & Market Strategy

  • Monitor market conditions including supply/demand trends, absorption, rent growth, concessions, and emerging competitive threats.
  • Execute revenue management strategies including pricing adjustments, unit-by-unit rent analysis, availability planning, and renewal initiatives.
  • Partner with leasing/marketing teams on lead management, advertising spend, conversion strategy, and customer experience improvements.
  • Evaluate renovation ROI, amenity enhancements, and repositioning opportunities.

Financial Analysis & Reporting

  • Review and prepare monthly, quarterly, and annual investor reporting packages.
  • Analyze NOI variance, cashflow, delinquency, bad debt, CapEx spend, and operating efficiencies.
  • Assist with hold/sell analysis, valuations, sensitivity modeling, and multi-year asset plans.
  • Lead annual operating and capital budget preparation with Axia Residential and FP&A.
  • Support lender communication including covenant compliance, DSCR monitoring, quarterly reporting, and property inspections.

Capital Planning, Renovations & CapEx Execution

  • Oversee value-add renovation programs, capital improvement projects, and insurance restoration from planning through completion.
  • Ensure scopes, schedules, and budgets align with underwriting and investment strategy.
  • Collaborate with Axia, construction teams, and vendors to drive execution and verify ROI delivery.
  • Review bids, negotiate vendor contracts, and ensure quality control and adherence to budget.

Investment Support & Transaction Activity

  • Support acquisitions through market research, lease file audits, OpEx benchmarking, CapEx scoping, and business plan development.
  • Participate in due diligence: unit walks, SWOT analysis, market studies, and lease/financial validations.
  • Assist with dispositions including broker engagement, data room prep, pricing strategy, and sale coordination.
  • Update and maintain asset-level underwriting models as assumptions change over time.

Cross-Functional Leadership & Execution

  • Act as the central point of accountability for asset performance across ARC and Axia.
  • Coordinate with accounting, FP&A, operations, marketing, CapEx, legal, risk, HR, and executive leadership.
  • Provide clear, proactive communication around risks, opportunities, and required interventions.
  • Drive a culture of urgency, precision, accountability, and continuous improvement.

Qualifications

Required

  • Bachelor's degree in Real Estate, Finance, Accounting, Business, or related field.
  • 5–10+ years of multifamily asset management or advanced multifamily operations experience.
  • Strong financial and analytical capability with expertise in Excel, modeling, and scenario analysis.
  • Deep understanding of multifamily operations, revenue management, CapEx, budgets, and financial reporting.
  • Ability to interpret legal documents including loan agreements, management agreements, leases, and vendor contracts.
  • Excellent communication, presentation, and relationship-building skills.
  • Ability to manage multiple priorities and deliver results in a fast-paced environment.

Preferred

  • Experience overseeing value-add renovations and capital improvement programs.
  • Familiarity with RealPage, Yardi, Entrata, and other PMS/BI tools.
  • Experience in acquisitions, dispositions, underwriting, or development.
  • Experience working in a vertically integrated owner/operator environment.
