About The Opportunity
We have been hired by a retained client to conduct a confidential search for a Project Manager specializing in multi-family construction. Our client is a growing real estate development company focused on multi-family projects ranging from 10 to 30 units, including smaller ground-up developments and infill projects. With three 13-unit, 3-story builds set to break ground in the next 3–4 weeks and 24 additional projects in the pipeline, they are seeking a skilled and hands-on Project Manager to lead these projects from inception to completion.

Key Responsibilities

  • Manage multi-family projects (10–30 units) through all phases of development, including pre-construction, permitting, construction, and close-out.
  • Oversee scheduling, budgeting, and on-site operations to ensure timely and cost-effective delivery.
  • Coordinate directly with subcontractors, architects, engineers, and inspectors.
  • Navigate permitting and regulatory requirements within San Diego County, ensuring all local, state, and federal guidelines are met.
  • Act as the primary point of contact for all project stakeholders, maintaining clear and consistent communication.
  • Mitigate risks and address challenges proactively to avoid project delays.
  • Prepare project status reports, documentation, and financial summaries as required.

Qualifications

  • 5+ years of experience managing multi-family projects, ideally within the 10–30 unit range.
  • Proven experience with ground-up developments and infill projects.
  • Strong knowledge of San Diego permitting and zoning regulations.
  • Ability to manage schedules and budgets independently, with minimal oversight.
  • Excellent communication, leadership, and organizational skills.
  • Familiarity with project management software (Procore, Buildertrend, or similar) is a plus.

Additional Information
This role is designed to start as a 1099 contractor due to initial project timelines. However, the intention is to transition the right candidate to a full-time position as projects ramp up. This is a unique opportunity to grow alongside a rapidly expanding portfolio of multi-family developments.
