On-Site Property Manager – 120-Unit New Construction

We're seeking a highly organized, proactive on-site property manager for a newly constructed, Class A, 120-unit multifamily community in Warner Robins. Leasing began April 1st, and we're in active lease-up. You'll be supported by a central maintenance team and a strong backend system but are expected to take ownership of day-to-day operations and lease-up velocity.

Responsibilities:

  • Oversee daily operations including leasing, renewals, and resident relations
  • Manage leasing traffic via AppFolio/Zumper/Zillow
  • Coordinate unit turns and work orders with maintenance
  • Ensure lease files are compliant and accurate
  • Monitor rent collection and enforce policies
  • Spanish-speaking or bilingual a strong plus

Requirements:

  • 2+ years experience in residential property management (multifamily preferred)
  • Familiar with AppFolio or similar property management software
  • Excellent communication and customer service skills
  • Local to the Warner Robins area or willing to commute
  • Strong attention to detail and follow-through

Compensation:

Base Salary + Bonuses for Leasing + Housing Discount

Job Type: Full-time

Pay: $60, $65,000.00 per year
