Responsibilities:

  • Day-to-day management of all phases of the operation of the community.
  • Lead team in providing great customer service to residents with particular attention on curb appeal, move-in experience, timely work order response, friendliness of the office staff and properly addressing resident concerns
  • Maintaining expert level competitive marketplace knowledge
  • Maintains and strives extraordinary customer service to all prospects and residents.
  • Supervises and assists in all the leasing activities.
  • Manage monthly rent collections, delinquencies, and concessions per company policy
  • Process evictions and attend court hearings when necessary
  • Retain, negotiate, and supervise third-party vendors and contractors.
  • Account receivables/payments manage supplies and inventory and ensure timely payment expenses.
  • Foster working relationships with residents, vendors/contractors, law enforcement, and community members.
  • Physically walk and inspect the community daily; ensuring a superior experience for all community amenity spaces and vacant apartment homes.
  • Hire, train, supervise, and evaluate all office, maintenance, janitorial and other on-site personnel.
  • Evaluates team performance, including the completion of annual performance reviews, while counseling underperformance and provides critical feedback to improve performance.
  • Reports directly to the Regional Property Manager.

Job Qualifications:

  • Leasing, sales, and customer service experience required.
  • Sales-minded individual with attention to detail.
  • Experience with affordable housing programs is a plus.
  • Knowledge of REAC preferred.
  • Flexible schedule may include some weekends.
  • Ability to train, develop, lead and mentor.
  • Superior written and verbal communication skills.
  • Ability to multitask with easy and professionalism
  • Proficiency with Paycom software and Microsoft Office suite preferred.
  • Experience with RealPage OneSite preferred.
  • Experience managing residential communities
  • Must adhere to Federal, State and Local Fair Housing Laws.
