Job Summary
The Multi-site Property Manager is responsible for all start-up operations of assigned communities. Manage/oversee a team(s) responsible for driving financial performance, operational and leasing excellence and delivering superlative customer service. Instrumental in setting performance standards, coaching, developing and empowering associates towards achievement of desired business outcome. Must have proven success demonstrating leadership, customer service, decision making, communication and organizational skills and expert knowledge of the multi-family industry.

Essential Responsibilities

  • Responsible for all pre-leasing, initial lease up and post-construction activities for Class A apartment communities and is accountable for achieving the company's defined revenue and occupancy goals for the property.
  • Ensures seamless, consistent communication, collaboration and follow-up efforts with construction, maintenance, design, sales, information technology, human resources, accounting and marketing teams to effectively and efficiently deliver the community within specified timelines.
  • Partners and coordinates with the Maintenance team to complete punch-lists and walk-throughs of the property/units in preparation for move-ins.
  • Coordinates and conducts hard-hat tours as needed and assists with providing orientation and training on products to the Leasing team as necessary to achieve strategic goals.
  • Gathers, analyzes,, and interprets current market and economic trends that may impact the property, shares feedback with Sales/Marketing/Pricing teams to implement short and long-range marketing, leasing, and pricing strategies to achieve the property's occupancy and revenue goals.
  • Fosters an exemplary service culture by leading, developing, and training the on-site teams, providing feedback and opportunities for growth as well as ongoing performance management.
  • Conducts regular property inspections and ensures cleanliness of all aspects of the property.
  • Oversees related activities including scheduling of resident move-ins/move-outs, performing new resident orientation regarding building amenities and resident policies, rent payments, issue keys/fobs, and welcoming residents to their new home.
  • Ensures on-site personnel is providing superlative customer service by establishing and enforcing organization standards. Promotes and maintains a high level of resident satisfaction by providing professional, proactive service, addressing resident concerns, and overseeing maintenance requests.
  • Develops and manages financial goals, control expenses, and analyze monthly statements and variances.
  • Measures and analyzes key performance indicators (e.g. move-in/service request survey scores, Net Promoter Scores) to improve service and customer satisfaction.
  • Manages all elements of the paperless leasing processes, including timely and accurate administration of all leasing activity via Salesforce (lease applications, documentation, execution, and administration).
  • Monitors progress, completion, and resident satisfaction for work orders and service requests by contacting residents to ensure resident needs have been successfully addressed.
  • Reviews rent collection efforts with the Accounting group, striving for zero delinquency every month and administering appropriate notices as necessary.
  • Manages day-to-day operations in the office, including staff scheduling, lease approvals, and performance management.
  • Assists the Marketing Department in organizing and creating Leasing events and Resident functions as necessary.
  • Performs other related duties and assignments as required.

Qualifications

  • Fifteen (10) plus years of experience as a Property Manager in the multi-family industry.
  • Bachelor's Degree or higher in real estate, business, or related field or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Illinois Leasing Agent License preferred,
  • Lease-up experience is strongly preferred.
  • Ability to establish and maintain respectful and effective relationships with senior management, direct reports, co-workers, and customers.
  • Proven ability to think both strategically (e.g., long-term needs) as well as tactically (e.g., current needs/schedule trade-offs).
  • Excellent verbal, written, interpersonal, organizational, and project management skills.
  • Proven ability to effectively control and/or participate in multiple projects of varying priorities in a fast-paced environment in a consistently professional manner.
  • Advanced knowledge of Microsoft office. Experience with Salesforce is preferred.
  • Commitment to outstanding customer service and to compliance with Fair Housing laws and other local and federal regulations as well as OSHA requirements.
  • Accessibility outside of office hours via cell phone and email. Weekend office hours may be required in the case of emergency.

Measures Of Success- Budgeted monthly lease-up goals
- Maintain Net Promoter Score (NPS) of 8 or above (reviewed monthly) and resident survey scores of 4 or higher.
Delinquency-- Lease renewal rate- 60% or greater (when applicable)
- Stabilized Physical occupancy rate- 95% or greater
