Through collaboration and innovation, we act as stewards of the RPM Living brand, ensuring our efforts not only reflect our brand at its best but also directly contribute to the success of every community we serve.Position SummaryThe position requires a strong background in senior-level positions and/or demonstrated superior performance as a Marketing Director. ResponsibilitiesDirectly impact and enhance operational propensity to achieve business objectives, KPIs, NOI and leasing goals through high-touch marketing strategy and leadershipOversee a team of marketing experts responsible for the strategic plan and optimal marketing mix across channels to leverage the highest propensity for lease conversionsDrive consistency of the customer experience across all regions and clients related to marketing supportBusiness Intelligence:Deliver deep insight on marketing performance and ROI across the organization and structured portfoliosSet and maintain a high standard of analytic rigor in constructing robust BI insights to drive and support bodies of work, facilitate dialogue and inform strategyStrategic Leadership:Drive occupancy and ROI by providing support, guidance and direction in the development and implementation of marketing and branding programsCollaborate with internal teams, particularly Operations, IT, and Application Management to develop new innovative solutions that help achieve company, department and property goalsComplete integration of marketing and sales efforts. Leveraging consumer insights knowledge and apply expertise to sales tacticsClosely partner with the performance team to develop relevant training materials that directly support sales efforts with an angle of marketing strategyDevelop and maintain partnerships with board members, executive leadership, operations and vendor partners to ensure company standards and vision are executed consistently across all channels and assetsWork closely with senior leadership to drive collaboration, and foster a shared understanding of, and alignment around the work agenda, process, SOP, findings and implications, and to move the department (and ultimately organization) toward actionOwn, plan, delegate, execute and synthesize bodies of strategy work related to operational marketing support; maintaining a solid understanding of the "Big Picture" while digging deep into the details of individual bodies of work/initiativesDefine the portfolio-level strategic initiatives and monitor sub-market trends in accordance; define adjustments needed to maximize traffic and closing performanceConsult with creative, marketing managers, interactive, and public relations – ensuring objectives are clearly understood, and deadlines metMaintain a strong focus on generating new ideas through creative strategy.
