Building Operations Coordinator – TW Patterson Building (Downtown Fresno)
Full-time | Competitive hourly pay | Monday–Friday
We're seeking a reliable, hands-on person to help keep the historic TW Patterson Building running smoothly. This role combines vendor coordination, light maintenance, and compliance tracking — ideal for someone who's organized, handy, and takes pride in their work.
What You'll Do
- Coordinate vendors (elevator, HVAC, fire safety, janitorial, landscaping).
- Track inspections, permits, and building logs.
- Perform basic repairs and upkeep: painting, patching, minor fixes, preparing suites for new tenants.
- Maintain tools/supplies and assist the property manager with projects.
- Provide on-site support during business hours and occasional after-hours emergencies.

- Able to lift 40 lbs; valid driver's license and reliable transportation.

About the Role
The TW Patterson Building is a historic, multi-tenant office property in downtown Fresno. We are seeking a reliable, hands-on Building Operations Coordinator to support our property manager in keeping the building running smoothly. This position combines vendor coordination, compliance tracking, and light maintenance/tenant-turnover tasks. It is ideal for someone who enjoys variety, takes pride in their work, and can "figure things out" while knowing when to call in a vendor.
Key Responsibilities
Vendor Coordination
- Schedule, meet, and supervise building vendors (elevator, HVAC, boiler, fire safety, pest control, janitorial, landscaping, security).
- Serve as the on-site liaison for vendors and contractors performing repairs or inspections.
- Ensure work orders are completed and documented.
Compliance & Inspections
- Maintain inspection and maintenance logs (fire department, city permits, elevator certifications, etc.).
- Coordinate with the fire department and other agencies for required inspections and reports.
- Track deadlines for required renewals or testing.
Light Maintenance & Tenant Turnover
- Perform basic repairs and upkeep (patching, painting, replacing ceiling tiles or carpet squares, minor plumbing fixes, moving small items).
- Prepare vacant suites for new tenants by completing touch-ups and coordinating carpet/paint work.
- Monitor building common areas and promptly address small issues.
General Support
- Assist the property manager with special projects, vendor quotes, and supply orders.
- Maintain tools and supplies in the maintenance room; track inventory.
- Provide basic on-site response during business hours; be available for after-hours emergencies on a rotating basis.
Qualifications
- Reliable, self-motivated, and organized; able to work independently with minimal supervision.
- General handyman skills (basic painting, patching, light repairs).
- Strong interpersonal skills to interact professionally with tenants, vendors, and inspectors.
- Ability to lift and carry up to 40 lbs and use standard maintenance tools.
- Valid driver's license and reliable transportation.
- Basic computer or smartphone skills to update logs, send photos, and complete checklists.
Preferred (but not required):
- Experience in building operations, facilities coordination, or a similar role.
- Familiarity with OSHA or building safety regulations (training can be provided).
Schedule & Compensation
- Full-time, Monday–Friday (occasional evening/weekend response for emergencies).
- Compensation commensurate with experience; competitive hourly wage plus benefits.
