The Project Manager is responsible for managing and coordinating all necessary project resources and documentation throughout the entire project lifecycle. This includes the maintenance of budget and schedule, and the management and administration of all contractual requirements, agreements with trade partners, purchase orders, meeting minutes and shop drawing logs. This individual also manages risk, insurances, general work performance and quality, and overall team progress against the project plan through consistent communication and collaboration with the owner and project team members.

Responsibilities:

  • Managing self-performed complex concrete repair and restoration projects
  • Very experienced and ability to read and interpret building plans and specifications
  • Lead and communicate with Field Supervision, Subcontractors and Vendors to assist them in working to the Project Schedule
  • Represent Edge with Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors
  • Administer financial aspects of the Owner's contract, subcontracts, and purchase orders
  • Build effective working relationships with clients and the project team members
  • Solicit, review, and scope subcontractor and vendor bids, quotations, and related contract specification sections.
  • Administer subcontracts for area of responsibility (payments, insurance, bond, safety, haz-com, etc.)
  • Review and understand contract documents (plan and specifications).
  • Assist with project start up, including obtaining permits and licenses and managing jobsite mobilization.

Project Start-Up:

  • Review the general contract and contract documents and confirm the budget setup and project milestones
  • Create a schedule of values and project logs, plan for project safety and mobilization, including review and validation with team members

Purchasing process and document control:

  • Maintain the buy schedule, write scopes of work, distribute and log subcontracts, write required contract riders and purchase orders, and confirm compliance with project insurance requirements
  • Review subcontractor references, obtain Subcontractor bonds, and maintain project files
  • Maintain and manage all purchase and delivery schedules, change order processes, shop drawings, document control logs, Owner, Architect and Subcontractor correspondence
  • Work with Purchasing in setting up/executing trade buyout including defining scope of work, authoring Exhibit B's, ensuring scope coverage, coordinating buy and project schedules
  • Lead responsibility for project document management and project controls.
  • Assist in development, planning, and updating of overall project schedule.
  • Assist in development of project quality control plan implementation and compliance with contract requirements.
  • Lead subcontractors start up meetings.
  • Manage complete submittal process, including the following: obtain submittals; review submittals for compliance with contract documents; upon approval, manage submittal and procurement with subcontractors/vendors; track submittals with procurement schedule; develop complete submittal log.
  • Manage a portion of project scope, including civil, structural, architectural, mechanical and/or electrical.
  • Lead and facilitate project coordination meetings (Site utility/logistics, phasing plans,subcontractors, etc).

Meeting management:

  • Monitor and manage site safety compliance with jobsite specific safety plan. Conduct safety surveys.
  • Create and manage tracking logs, including concrete, rebar, and stone.
  • Meet with authorities having jurisdiction to understand inspection and compliance requirements.
  • Utilize software pertaining to project (P6, Procore, Bluebeam, punch list software, etc).
  • Enter and update information in project management software (job status reports, projections, change orders, and RFI's).
  • Mange LEED requirements, compliance, and documentation when applicable.
  • Coordinate owner furnished items with project scope of work.
  • Write meeting agendas and meeting minutes.
  • Resolve daily problems and expedite materials in conjunction with field supervision.
  • Support the project manager and project team with budgeting/actual committed report/labor report.
  • Provide accurate cost projections for area of responsibility.
  • Review and code invoices with project actual committed report.

Project Closeout:

  • Manage punch list and work with subcontractors to execute the punch list in accordance with project schedule.
  • Manage project closeout (closeout documents, final job report, and final accounting).
