Job Summary

We're looking for an experienced and customer-focused Residential Project Manager to take complete ownership of our custom luxury home builds, which typically range from 3,200 to 5,000 square feet. You'll manage every phase, starting with initial dirt work/pad construction through final customer walkthrough orientation and warranty period. This role requires a strong understanding of construction plans (including engineering details), excellent budgetary control, a dedication to high-quality craftsmanship, and consistent, clear interaction with our homeowners.

Key Responsibilities

Project Oversight & Quality Control

  • Manage the full construction lifecycle for custom homes, ensuring projects are completed on time and within budget.
  • Read and accurately interpret all project plans, including architectural blueprints, structural engineering details, and MEP (mechanical, electrical, plumbing) plans.
  • Develop, maintain, and update detailed construction schedules through BuilderTrend software.
  • Coordinate, schedule, and supervise all subcontractors, vendors, and material deliveries.
  • Perform daily quality control checks to ensure work meets premium standards and all code requirements.

Financial Management & Administration

  • Actively manage and track the project budget, ensuring cost accountability and controlling expenditures.
  • Process and manage all Change Orders (COs), documenting scope changes, securing client approvals, and updating the budget/schedule accordingly.
  • Review and approve subcontractor & material invoices based on verified completion and quality of work.
  • Maintain accurate project documentation, including daily logs, progress photos, inspection reports, and budget reconciliation.

Customer & Communication

  • Serve as the primary contact for the customer throughout the entire construction process and manage expectations regarding schedule and budget.
  • Clearly communicate with the customer on a regular basis both verbally and through BuilderTrend "daily logs".
  • Ensure a smooth and positive experience for customers from start to finish.

Experience and Qualifications

  • 5+ years of experience as a Project Manager or Superintendent managing full-cycle residential construction, ideally with custom or luxury homes.
  • Proven ability to read and implement complex construction documents, including all engineering plans.
  • Experience managing projects from the initial ground-breaking/dirt work phase through final client occupancy.
  • Thorough knowledge of residential construction methods, building codes, and best practices.
  • Demonstrated ability in budget management, cost control, and processing Change Orders.
  • Strong verbal and written communication skills with a professional approach to client interaction.
  • Proficiency with Builder Trend and standard computer applications.
  • Valid driver's license and reliable transportation with insurance are required.

Job Type: Full-time

Projected Total Compensation: $90, $120,000.00 per year
