Job Description
*POSITION SUMMARY*
The Leasing Consultant will assist the Property Manager and Property Management team in driving the property leasing efforts and is expected to uphold all Company policies and values.

Essential Duties And Responsibilities

  • Work closely with the team to maximize revenue, occupancy, resident and retention goals.
  • Generate traffic, participate in outreach marketing, execute marketing plans, think outside the box to drive leasing efforts to hit leasing goals.
  • Tour prospective residents, provide information on property amenities and services, create excitement and desire to live in the community.
  • Generate leases, prepare and review lease paperwork with all new and renewing residents,
  • Gather required documentation and follow all lease and renewal procedures.
  • Communicate with residents and prospective residents in person or via phone, text, email, social media and online sources.
  • Respond quicky to inquiries, questions, and concerns from residents and prospects.
  • Manage CRM and follow up with prospective residents creating urgency to lease.
  • Inspect vacant apartments for readiness on a routine basis as well as prior to the new resident moving in; Report any deficiencies to the Property Manager and Maintenance Supervisor.
  • Inspect the marketing tour path each morning and throughout the day; Report any deficiencies or items of concern to the Property Manager in a timely manner.
  • Inspect Model apartments daily to ensure that they are in marketable condition; Report any deficiencies to the Property Manager.
  • Prepare market surveys and gather knowledge of surrounding market and competitors.
  • Participate in and host fun community events.
  • Report accurate daily, weekly and monthly leasing activity data.
  • Provide exemplary customer service to residents, prospectives and visitors.
  • Create a fun and positive environment for residents.
  • Enforce community policies.
  • Adhere to Fair Housing and local laws.

  • Strong commitment to company goals and values.
  • Ability to learn and work on various types of computer software programs.
  • Able to build rapport, make genuine connections and create an exciting environment.
  • Pleasant attitude to all prospects, residents and associates, friendly and courteous personality.
  • Excellent communication and listening skills.
  • Strong customer service skills.
  • Strong marketing skills, outgoing, self-starter, creative.
  • Knowledge of or ability to learn all aspects of leasing apartments.
  • Ability to continually close on prospects and lease apartments.
  • Ability to pass a mystery shopping report based on the company criteria.
  • Ability and desire to perform outreach marketing for the community.
  • Committed to the success of each associate as a member of the team.
  • Ability to communicate, read, write in English; bi-lingual a plus.
  • Reliable transportation required.

Education And Experience Requirements

  • Prior leasing or sales experience.
  • Prior customer service experience interacting with customers in a professional manager.
  • Experience with Yardi a plus.
  • Experience using computers and computer software.
  • High School degree
