Position Summary: The Leasing Consultant is responsible for leasing apartments, maintaining positive resident relations, and supporting the property management team in all areas related to marketing, occupancy, and resident satisfaction. This role plays a key part in creating a welcoming and professional atmosphere for prospective and current residents promoting our BHC core competencies and values.

Primary Duties

  • Qualify future residents by determining their needs, accepting applications, income verifications and processing credit/criminal reports.
  • Greet walk-in prospects and provide them with information and tours in a manner that is reflective of our core values and competencies.
  • Prepare lease packets and all move-in paperwork, ensuring completeness, accuracy, and compliance with government regulations and BHC guidelines.
  • Effectively schedule move-ins and move-outs, walkthroughs, and any other meetings with residents to ensure a smooth process
  • Inspect apartments for readiness for showing including visiting model once a week.
  • Collaborate with Resident Services staff, partners, and volunteers to ensure delivery of resident programs and support to benefit our residents.
  • Partner with Resident Services staff to ensure residents receive eviction prevention services to assist them with maintaining their housing.
  • Collaborate with External Affairs to ensure print marketing materials are current and our website and social media platforms promote our available units and amenities.
  • Prepare and maintain resident files in compliance with government regulations and company procedures. Work with Compliance Department to ensure satisfactory file reviews.
  • Provide excellent customer service to current and potential residents by addressing inquiries and concerns promptly and professionally.
  • Receive, track, and follow up on maintenance requests. Ensure timely communication with residents on progress.
  • General administrative functions: respond to e-mail, follow up on phone leads, keep office supplies stocked, file requests, coordinate distribution of resident notices.
  • Perform property related duties as requested by Property Manager, including, but not limited to filing reports, rent collection, bank deposits, resident retention activities and general errands.
  • All other duties as assigned by management.

Minimum Educational & Experience Requirements

  • High School diploma or equivalent (GED)
  • Previous administrative or customer service work experience
  • Previous apartment leasing experience preferred
