Job Description: As a Self-Storage Property Manager, you will be responsible for overseeing the day-to-day operations of the facility. The ideal candidate will be dependable, methodical, and technically proficient, with a focus on operational efficiency, customer satisfaction, and adherence to company policies. You will work independently, making logical decisions, and ensuring that all aspects of the facility run smoothly.
Essential Job Functions and Responsibilities:
- Customer Service & Sales: Provide exceptional customer service by addressing inquiries, processing rentals, resolving tenant issues, and explaining facility policies. Rent storage units, actively sell moving and packing supplies, and offer tenant protection plans.
- Facility & Unit Management: Oversee the daily operations of the self-storage facility, ensuring cleanliness, security, and maintenance standards are met. Show, rent, and clean self-storage units while ensuring units are rent-ready and well-maintained.
- Communication & Team Collaboration: Respond to telephone calls, emails, and in-person inquiries in a professional and timely manner. Communicate effectively with management and team members to ensure smooth operations and consistent service. Actively participate as a team player and contribute to a collaborative work environment.
- Payment & Financial Transactions: Accept payments and maintain an accurate petty cash log. Prepare and make daily bank deposits, and contact past-due customers to arrange for payment catch-up.
- Facility Security & Maintenance: Ensure the facility is secure by regularly checking security systems, coordinating maintenance, and addressing repair needs. Maintain a clean and organized office and property, ensuring everything is in optimal condition and units are rent-ready.
- Compliance & Policies: Enforce company policies and procedures consistently. Prepare units for auction and vacate units as prescribed by law and approved by management.
- Conflict Resolution: Professionally and calmly handle customer complaints and issues, using logical problem-solving skills to resolve conflicts and ensure customer satisfaction.
- Self-Management & Initiative: Be a self-starter who can work independently with minimal direction. Maintain a detail-oriented approach, focusing on cleanliness, organization, and the overall operational efficiency of the facility.

Qualifications:
- Prior experience in self-storage management, property management, or a similar role is preferred.
- Ability to lift up to 50 lbs. if needed and work both indoors and outdoors in varying types of weather throughout the year.
- Excellent organizational skills and the ability to prioritize tasks effectively.
- Comfort with using various software tools and technology systems for facility management.
- Ability to stay calm under pressure and handle challenging situations professionally.
- High school diploma or equivalent; further education in management or related fields is a plus.
