PURPOSE OF YOUR JOB POSITION
The primary purpose of your job position is to assist in supervising the day-to-day activities of the Maintenance Department in accordance with current Federal, State and local standards, guidelines and regulations governing our facility, and as may be directed by the Director of Maintenance to assure that our facility is maintained in a safe and comfortable manner.
DELEGATION OF AUTHORITY
As the Maintenance Supervisor, you are delegated the administrative authority, responsibility and accountability necessary to carry out your duties.
JOB FUNCTIONS

MAJOR DUTIES AND RESPONSIBILITIES

Supervise the day-to-day maintenance functions of assigned personnel.

Coordinate daily maintenance services with Nursing Services when performing maintenance assignments in resident living and/or recreational areas.

Assist in scheduling work assignments, preparing work schedules, etc. Revise as necessary.

Assure that work schedules are followed as closely as practical.

Perform administrative requirements (i.e., completing necessary forms, reports, etc.) and submitting to the Director as necessary.

Submit accident/incident reports to Administrator.

Assume the administrative authority, responsibility and accountability of supervising maintenance tasks.

COMMITTEE FUNCTIONS
Implement recommendations from the Infection Control and Safety Committees as directed/necessary.

Attend department and staff meetings as directed or called.

PERSONNEL FUNCTIONS
Assign personnel to specific tasks in accordance with daily work assignments.

Assure that personnel are performing assigned tasks in accordance with established maintenance procedures.

Interpret department policies and procedures to new maintenance personnel.

Assist in the orientation and training of maintenance personnel.

Train assigned personnel in the proper techniques of maintenance services, use of equipment, etc., as directed.

Recruit and select maintenance personnel.
3
Review complaints/grievances of department personnel and make oral/written recommendations.
3
Counsel/discipline assigned personnel as requested or as necessary.
3
Report daily absenteeism and tardiness.
3
Meet with assigned personnel monthly to assist in identifying and correcting problem areas, and/or the improvement of services.

Review and evaluate the work performance of assigned personnel.
3
Assure that personnel follow the manufacturer's guidelines when servicing equipment.

Assure that painting, rework or repairing of facility equipment is accomplished in accordance with established policies.

STAFF DEVELOPMENT
Provide leadership, follow instructions and take suggestions (constructive criticism).

SAFETY AND SANITATION
Assure that assigned work areas are maintained in a safe and attractive manner.

Assure that maintenance personnel follow established safety precautions when performing tasks and when using equipment and supplies.

Assure that established Infection Control and Universal Precautions practices are maintained when performing maintenance procedures.

Coordinate routine/terminal isolation procedures with Nursing Services.
2
Report all hazardous conditions or equipment.

Assure that fire protection and prevention programs are maintained by department personnel in accordance with our fire safety policies and procedures.
3
Conduct daily inspections of assigned work areas to assure cleanliness and sanitary conditions are maintained.

Assure that refuse is disposed of daily and in accordance with our established sanitation procedures.
2
Make sure that maintenance personnel wear protective clothing/devices when performing tasks that involve the handling of infectious waste and/or blood/body fluids.

Follow Universal Precautions and other(s) that may become necessary/appropriate to assure that our facility is maintained in a safe manner.

EQUIPMENT AND SUPPLY
Assure equipment is cleaned and properly stored at the end of the shift.

Recommend equipment and supply needs.

Assure an adequate supply of maintenance supplies are maintained to perform daily tasks.

RESIDENTS' RIGHTS
Maintain confidentiality of resident information.

Assure that the residents' personal and property rights are maintained by assigned personnel.

MISCELLANEOUS
Assist in demonstrating new products, maintenance techniques, etc., as directed.

WORKING CONDITIONS
Works throughout the facility (i.e., power rooms, resident rooms, therapy rooms, Dietary, etc.)
Sits, stands, bends, lifts and moves intermittently during working hours.
Is subject to frequent interruptions and may need to reschedule maintenance activities.
Is involved with residents, personnel, visitors, government agencies/personnel etc., under all conditions and circumstances.
Is subject to hostile and emotionally upset residents, family members, etc.
Communicates with maintenance personnel and other department personnel.
Is willing to work beyond normal working hours, and in other positions temporarily, when necessary.
Attends and participates in continuing educational programs.
Is subject to falls, burns from equipment, odors, etc., throughout the work day, as well as reactions from dust, disinfectants, etc.
May be exposed to infectious waste, diseases, conditions, etc., including exposure to the AIDS and Hepatitis B viruses.
Maintains a liaison with other department supervisors to adequately plan for maintenance services/activities.
May be required to work on weekends and holidays.
May be required to work on shifts other than the one hired for.
May be required to work in cramped spaces and in adverse weather conditions.
EDUCATION
Must possess, as a minimum, a 10th grade education. (Graduate of a technical school in performance of general maintenance preferred, but not necessary.
EXPERIENCE
Must have a minimum of six (6) months experience, in a maintenance department, in a health-related facility.
SPECIFIC REQUIREMENTS
Must be able to read, write and speak the English language in an understandable manner.
Must possess the ability to make independent decisions, follow instructions, and to accept constructive criticism.
Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public.
Must be a minimum of nineteen (19) years of age.
Must be knowledgeable of maintenance practices and procedures in the long-term care facility.
Must possess leadership ability and the willingness to work harmoniously with and supervise non-professional personnel.
Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department.
Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of work areas. Must perform regular inspections of resident rooms/units for order, safety and proper performance of equipment.
Must have patience, tact, cheerful disposition and enthusiasm, as well as be willing to handle residents based on whatever maturity level they are currently functioning.
Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
PHYSICAL REQUIREMENTS
Must be able to move intermittently throughout the work day.
Must be able to speak the English language in an understandable manner.
Must be able to cope with the mental and emotional stress of the position.
Must possess sign/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met, to include the use of supplies and equipment.
Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents/personnel.
Must e in good general health and demonstrate emotional stability.
Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.
May be required to lift, push, pull, and move equipment, supplies, etc., in excess of fifty (50) pounds throughout the work day.
